SUBJECT : TECHNICAL SPECIFICATIONS

GENERAL CONDITION:

The works under this project shall include the furnishing of labor, tools, materials, equipment
and supervision for the complete construction of the "2-STOREY RESTAURANT BUILDING”
as per plan and as specified herein.

SCOPE OF WORK:

DETAILS OF WORK:

A. RESTAURANT BUILDING

I.) Site Development / Lay-out Works / Reinforced Concrete & Formworks

Building area shall be cleared from all shrubs, rubber trees, boulders and other foreign
material by the contractor.

Construction area must be graded due to different elevations.

All footings, reinforced concrete columns, and slabs shall be cast in place using class "A"
concrete mixture (1 part Portland cement, 2 parts washed sand, 4 parts washed gravel).

Maximum gravel aggregate size for columns shall not be more than 3/4” diameter or shall
pass a sieve with 3/4” mesh opening.

Concrete Floor Slab shall be 0.100m thk. Provided with 10mm. dia. deformed bars spaced
@ 600mm on center both ways.
All concrete footings, slab and wall footing shall be provided with 75mm. thk. Gravel
bedding, prepared and compacted to the specified elevation prior to pouring of concrete.

Concreting shall be carried on at a rate where concrete is at all times plastic and flows
readily into spaces between reinforcements.

All concrete reinforcing bars shall be of standard sizes and shall have a minimum yield
strength of 275 Mpa.

No pouring of concrete is allowed during rainy season.

II.) Earthworks / Gravel Base / Excavation / Backfill & Filling Works

Lay-out for the foundations shall be true to line by referring and establishing correct bench
mark.

Batter boards shall be placed where it will not be disturbed during the execution of work
and must have regular checkup of the actual elevations and orientation of the erected
structures.

Excavations shall be made to the desired depth as indicated in the plan.

All excavations shall be inspected and approved by the Engineer-in-Charge prior to


pouring of any concrete materials.

Fill material for the main interior area shall be river-mixed and shall be in the right
elevations as specified in the plan and must be properly damped and shall be properly
compacted.

III.) Masonry Works:

All CHB to be used in this project shall have a minimum compressive strength of 350 psi.

All hollow blocks cell shall be filled with class "B" mortar mixture (1 part Portland cement,
3 parts washed sand by volume).

Sand shall be well screened, clean, hard, and free from loam, silt or other impurities.

All masonry blocks shall be laid plumb, true to line, level and accurately placed on every
course.

Each course shall be solidly bedded in Portland cement mortar. All units shall be damped
when laid and horizontal/vertical cells shall be completely filled with mortar when laid.
Each course shall be bonded at corners and intersections and no cells shall be left open.

Reinforcement - All reinforcement shall be freed from coatings that would destroy or
reduce bond. The kind of reinforcement and method of its placement for masonry work
shall be the same in quality and standard set forth for reinforced concrete construction
as aforementioned in this specification.

IV.) Roofing, Roof Framing, Steel & Tinsmith Works

All materials to be utilized shall be new of approved quality and shall conformed to the
standard as set forth by the American Institute of Steel Construction (AISC) as adopted
by the government. Use A36 steel for all materials.

All materials indicated in the plan shall be followed (Roof using Rib Type); however,
if the specified materials are not available in the market, the next higher size shall
preferably considered at the owners expense.
Welds shall be in accordance with the provisions for the "Structural Welding Code" as
adopted by the government.

CEE purlins shall be ga.16 x 100mm spaced at .60 meter on centers and with cleats
as indicated in the plans.

Fabrication/installation of sag rods shall be 12mm plain round bars shall be used as
sag rods, located at mid points of the purlins and at the ends of overhanging purlins.
Provide minimum of 100mm welded end laps for every joint of sag rods.

The Engineer in charge shall at all times be consulted to ensure the correctness of
the works

V.) Carpentry Works

Lumber shall be approved quality of the respective kinds required for the various parts of
the work., well-seasoned, thoroughly dry, and free from large loose, or unsound knots,
saps, shakes or other imperfections impairing its strength, durability , and appearance.

Any lumber equally good for the purpose may be substituted for the kinds specified
provided that the substitution shall be acceptable to the Engineer.

Aluminum insect screen (Opal Brand) shall be used for all window covering with ½”x1 ½”
lauan screen battens.

Aluminum insect screen (Opal Brand) & ½ inch chicken wire mesh for entrance and exit
door with ½”x1 ½” lauan battens clipped to door frame.

Provide ventilation slats, 0.2m x 0.6m for every corners of exterior ceiling with 1”x1” lauan
frames and insect screen covering.

Use ¼ “thick Marine Plywood for exterior ceiling & Ordinary plywood for interior ceiling
with 2”x2” lauan ceiling joist & hangers.

Use 1”x10” lauan lumber for fascia board.

Use ¾” thick Ordinary Plywood &1”x2”lauan framings for all Built-in cabinets & kitchen
counter.

All lumber must Lauan or equivalent and other materials indicated in the plan shall be
followed.

Ceiling Works :

Metal Furring and Hardiflex for Ceiling Installation

All walls must be plastered smooth and plain. Then install the wall angle at the perimeter
walls. Then measure for the joist which is the metal furring according to its required
spacing 0.60m or 0.40m. Then install hanger and carrying channel to level up according
to plan heights or Engr and Architect in charge in the project. Once all is fixed and aligned
install the clip angle then the hardiflex.

VI.) Hardware and Plumbing Fixtures

TOILET FIXTURES AND ACCESSORIES / LAVATORY SINK

1.01 TOILET FIXTURES


Water closet in comfort rooms shall be - FONTANA elongated water closet

Lavatories shall be – FONATANA with pedestal lavatory 2.01.1008 3

All faucet shall be US brand.

1.02 TOILET ACCESSORIES

Soap Holder - FONATANA Soap holder 93mmx157mmx144mm

Paper Holder - FONTANA Toilet paper holder 61mmx177mmx176mm

Furnish and install all toilet fixtures and accessories true to line, plane, and level, in
accordance with the manufacturer’s specifications.

VII.) Tile Works

VII.01 SCHEDULE OF FINISHES

Location Flooring Materials

Kitchen Counters Ceramic Tiles .60M X .60M


Comfort Room .60M X .60M Imported Ceramic Tiles

Note: Ceramic floor and wall tile size & color design to be approved by the Architect
or Owner.

VII.02 EXECUTION

A. Application of scratch coat.

1. Thoroughly dampen, but not saturate, surface of masonry or concrete walls before
applying the scratch coat. Make surface areas appear slightly damp. Allow no free
water on the surface.

2. On masonry, first apply thin coat with great pressure, then bring it sufficiently to
compensate for the major irregularities on masonry surfaces to thickness of not less
than 6mm at any point.

3. Evenly rake scratch coats, but not dash coats, to provide good mechanical key for
subsequent coats before the mortar has fully hardened.

4. On surfaces not sufficiently rough to provide good mechanical key, dash on the
first coat with whisk broom or fiber brush using a strong whipping motion. Do not
trowel or otherwise disturb mortar applied by dashing until it has hardened.

5. Finish Applications
a. Concrete surfaces shall be clean, free from dust, grease and other foreign
matter before a coat of plaster bond is applied.

b. Provide 1 inch Minimum and 2 inch maximum mortar

c. Lay tiles slabs at desired levels


B. Floor tiles installation on mortar bed.

1. Before spreading the setting bed, establish lines of borders and center the field work
in both directions to permit the pattern to be laid with a minimum of cut tiles.

2. Clean concrete sub-floor then moisten but no soak. Afterwards sprinkle dry cement
over the surface and spread the mortar on the setting bed.

3. Mix mortar 1 part Portland cement to 3 parts sand. Tamp to assure good bond over
the entire area and screwed to provide a smooth and level bed at proper height and
slope.

4. Pitch floor to drains as required.

5. After setting bed has set sufficient to be worked over sprinkle dry cement over
surface and lay tiles.

6. Keep joints parallel and straight over the entire area by using straight edges.
7. Tamp the tile solidly onto the bed, using wood blocks of size to ensure solid bedding
free from depressions.

8. Lay tiles from center lines outward and make adjustments at walls.

9. Full face of tile to be buttered before setting in place.

C. WALL TILE INSTALLATION ON MORTAR BED

1. Before application of mortar bed, dampen the surface of the scratch coat evenly to
obtain uniform suction.

2. Use temporary or spot grounds to control the thickness of the mortar bed. Fill out
the mortar bed even with the grounds and rod it to a true plane.

3. Apply mortar bed over an area no greater than to be covered with tile while the
coat is still plastic.

4. Allow no single application of mortar to be 20mm (3/4”) thick.

5. Completely immerse wall tile in clean water and soak it at least 1/2 hour. After
removal, stack tile on edge long enough to drain off excess water. Re-soak and drain
individual tiles that dry along edges.
Allow no free moisture to remain on the back of tile during setting.

6. Apply a bond coat .75mm to 1.5mm thick to the plastic setting bed or to back of
each tile.

7. Pressed tile firmly into the bed and beat into place within 1 hour.

8. Lay tile fields in rectangular blocks areas not exceeding 400mmx600mm (16 x
16inches). Cut the setting bed through its entire depth along the edges of each block
area after placement and before subsequent blocks are installed.

9. Within 1 hour after installation of tile, remove strings from string-set tile and wet
faces of face-mounted tile and remove the paper and glue. Avoid using excess
water. Adjust any tile that is out of alignment.

10. Full face of tile to buttered before setting in place.

D. TILE INSTALLATION OF EDGES


All intersections and return shall be perfectly formed. All cuttings and drillings
shall be neatly done marring the tile. The cut edges of the tile against any trim, finish,
built-in fixtures, etc. shall be carefully grounded and jointed.

Around electrical outlets, plumbing pipes, or fixtures and fittings, tile shall be
fitted close so that plates, collars or covering will overlap the tile. No split tile will be
permitted, except in those locations where pipes or trim make cutting necessary.

E. ACCESSORIES

Unless otherwise definitely indicated in details, accessories shall be located in


consultation with the Architect. Fixtures shall be set flush with face of tile, true to plumb neatly
and symmetrically spaced as regards to plumbing fixtures, corners or rooms, trim and tile joint.
Whenever plumbing fixtures are encountered, accessories shall be spaced in regard to the
center of the fixtures. Secure accessories firmly in the wall with plaster of Paris and grout or
point joint around the same.

F. GROUTING

1. After the tile has sufficiently set, force a maximum of grout into joints by trowel,
brush or finger application.

2. Grouting, cleaning, and installation shall be done in one continuous constructive


operation. Grouting for all joints 1/8 inch or smaller in width, shall be approved
component epoxy resin compound or Portland Cement of specified color if so
directed by the Architect. The cement grout shall be mixed with clean fresh water
to the consistency of thick cream.

3. Wet area to kill the suction of the concrete. Apply the ABC Adhesive using a
notched trowel to the surface.

Area could be opened after two (2) days.

4. Before grout sets, strikes or tools the joints of cushion edged tile to the depth of the
cushion. Exercise special care in removing any surplus adhesive by carefully
wiping out joints, both horizontal and vertical to the required depth.

5. Fill all joints of square-edged tile flush with the surface of the tile. Fill all gaps or
sips.

6. When grouting glazed tiles, special care shall be taken to prevent scratching off
the gaze.

G. SEALING

Laid out wainscoting shall be topped with an approved clear waterproofing prepared
and applied as per manufacturer’s instructions.

H. REMOVAL OF CONDEMNED TILE

Prior to the final acceptance of the tile work, the Contractor shall at his own expense,
remove and replace condemned tiles.

I. CLEANING

Upon completion of the various portions of his work, the Contractor shall remove all
unused materials, rubbish, etc. that have accumulated as a result of his work. After
the pointing has sufficiently set or hardened, all tile on the walls and vertical surfaces,
or floors and horizontal surfaces shall be thoroughly cleaned. Sponge and wash tile
thoroughly with the clean water after the grout has hardened. Then clean by rubbing
with damp cloth or sponges and polish clean with dry cloth. All traces of cement or
solutions are required to clean the face of the finish tilework of surplus grout or mortar
used for pointing, all exposed hardware shall first be covered by having coating of
Vaseline to protect the metal from the possible effect of the acid or its fumes. Acid
solutions shall not be used for clean glazing tiles.

The Contractor shall give the tile work one through final cleaning when so instructed.

VIII.) Painting Works

VIII.01 SCOPE

The painting Contractor shall provide all labor, materials, painting equipment,
scaffolding, and protective coverings required for the painting and finishing of all
surfaces as designed in the drawing and specifications.

VIII.02 WORK IN OTHER SECTIONS

The Painting Contractor shall examine the drawings and specifications for the section
being painted and for painting work in other sections for possible conflict in work.

The Painting Contractor shall also examine all surfaces to be finished under the
contract and see that the work of other trades has been left or installed in satisfactory
condition to receive the paint, stain, or specified finish.

VIII.03 PROTECTION OF WORK

The Painting Contractor shall protect his work and the work of other contractors
against damage or injury cause by paint application.

Areas to be painted must have a suitable covering.

VIII.04 WORKMANSHIP

The paint shall be applied only by skilled painters to the method specified so as to
form a film of uniform thickness, free from sags, runs, crawls, or other defects.

For painted work, each succeeding coat shall differ slightly in color or tint from that
preceding coat.

The Painting Contractor shall include in his work all final clean-up of paint spots on
the floor, glass and finish hardware.

VIII.05 MATERIAL STORAGE

All materials shall be provided to the job site in the clean, sealed, original containers
with all labels and other markings intact. Materials will be stored in the area
designated and all storage areas will be kept neat, clean and locked.

A room or rooms in the premises shall be assigned for the storage of painting tools
and materials. Protect the floor and materials. Protect the floor with drop cloths or
building paper. Place cloth and cotton waste in covered metal containers, or destroy
them at the end of each work day.

All painting materials shall be received, and mixed in an assigned room to avoid
pilferage and maintain quality control. All necessary precautions shall be taken to
prevent fire by complying with all applicable local Fire Prevention and Safety
Ordinances.
VIII.06 COLORS

All colors are to be selected or approved by the Architect or his authorized


representative and actual color chips shall be supplied to the Contractor for matching.
All undercoats shall be tinted to approximate the finish coat color.

VIII.07 SUBMITTALS

A. Manufacturer’s Certificate

The manufacturer’s certificate of origin and quality shall be submitted to the Architect
for inspection and approval prior to any use.

VIII.08 FIRE PREVENTION

Every precaution will be taken by the Contractor to prevent fires. At the end of each
day’s work, all oily rags, empty containers and combustible material will be removed
from the premises.

VIII.09 MATERIALS

Use Davies Paints and shall be delivered on the site in the original containers, with
labels Intact and seals unbroken.

Use materials in accordance with the manufacturer’s directions printed on the labels.

VIII.10 PAINTING SCHEDULE

A. Exterior
1. Concrete Surfaces: one coat Davise flat latex paint, two coats
Davies Semi-Gloss Latex #715 Roller Finished.

B. Interior
1. All wooden cabinets, counters, door jambs, and etc. - Use Davies Semi-Gloss
Enamel #200 two (2) coats.

2. Interior wooden partition walls - Use Davies Semi-Gloss Enamel #200 two (2)
coats.

C. Roofing

1. No roof painting.( Pre-painted Roof )

IX.) Electrical Works

1. All Electrical installation shall conform to the provisions of the latest edition of the
Philippine Electrical Code and the rules and regulations of the local utility
company.
2. All electrical materials shall be new and approved type.
3. Unless otherwise specified, minimum size of wire and pipe shall be 2.0 mm sq.
THW standard copper enclosed in 15mm diameter. Flexible conduit respectively.
4. Mounting height from finished floor line to center of device;
Light Switch 1.35m
Convenience Outlet 0.30m
Panel Board 1.60m
5. All works shall be under the direct supervision of a duly registered electrical
engineer or a licensed master electrician.
X.) Cleaning of Site
After construction of the project is completed in a satisfactory manner, the
contractor is required to clear site, re-grade the ground back to its original form,
remove all construction wastes and dispose, deposit it to places as assigned
by the Project Inspector or by any representative of the owner.

B. SEPTIC VAULT AND PLUMBING WORKS

A. EXCAVATION & BACKFILL, excavation shall be in accordance with the right


depth as well as the length & width.
B. REINFORCED CONCRETE WORKS, Reinforcement shall conformed with the
plan and specification as aforementioned to this specification
C. MASONRY WORKS, ( see Item No. 3, Specs )
D. PLUMBING WORKS,
1. 4” PVC sched. 40 Ordinary sanitary pipes and fittings for main waste lines.
2. 2” PVC sched. 40 Ordinary sanitary pipes and fittings for auxiliary soil and vent
pipes.
3. Use ½” dia. G.I. pipe sched. 40 for all waterlines.
