AGREEMENT OF SALE
This Agreement of Sale is made and executed on this the 9th day of April, 2016
at Hyderabad by:
SMT.S.Nagamani, W/o Someswararao, aged about 56 years, Occupation: Housewife
R/o Flat No.204, HIG 222 & 223, 6th Phase, KPHB Colony, Rangareddy District,
Hyderabad-500085, Telangana State.
(Hereinafter called the “VENDOR”).
IN FAVOUR OF
SRI B.Krishna Kishore, S/o B.Janardhana Rao, Aged about 30 years, Occupation:
Private Employee, H.No.37-93-137/10A, Road No.6, Madhura Nagar, Neredmet,
Hydrabad 500056. Telangana State .
(Hereinafter called the “VENDEE”)
Both the terms the VENDOR and the VENDEE shall mean and include all their
respective legal heirs, agents, assignees, representatives, nominees, administrators
etc.,

Whereas the VENDOR herein is the sole absolute owner, peaceful
possessor and is in enjoyment of House bearing Survey Nos. 126 & 127
admeasuring 9.36 Square Yards or 7.82 Sq. Mtrs., out of 800.00 Sq.Yds., in Flat
No. 311, Block No.2, in a Plinth area of 520 S.ft. in Third Floor including Car
Parking in Slot No.6, Block No.VII, Plinth area 126 S.ft., in Stilt Floor, undivided share
of land 2.00 Sq.yds., or 1.67 Sq. Mtrs., out of 800 Sq.Yds., in Survey No.126 & 127
(Parts ), Prajay Jamuna Gruhatara, Kompally Village and Gram Panchayat,
Quthbullapur Mandal, R.R.District, Telangana State hereinafter called the
SCHEDULE PROPERTY. As such the VENDOR is vested with full rights of enjoyment
and disposal of the same in any manner VENDOR desires. Having purchased
vide registered Sale Deeds document No. 6729/1999, dated: 10 th November,
1999, and 2082/2000 dated 30 th March, 2000, Registered at S R 0, Medchal,
Hyderabad-72.

Whereas the VENDOR have offered and agreed to sell the SCHEDULED PROPERTY

to the VENDEE for a total sale consideration of Rs. 11,00,000/- (Rupees Eleven
Lakhs only), and the VENDEE has agreed to purchase the same for the said sale
consideration.
That in pursuance of the aforesaid offer and acceptance the VENDEE has paid
on 09/04/2016 an advance amount of Rs.1,00,000/- (Rupees One lakh
only) to the VENDOR, thus the VENDOR do hereby admit and acknowledge the
receipt of same amount.
THE VENDOR HEREBY COVENANTS WITH THE VENDEE AS FOLLOWS:-
That the VENDEE has agreed to pay the balance sale consideration amount of
Rs.10,00,000/- (Rupees Ten Lakhs only) will be paid at the time of
registration or within the 45 days from the date of this agreement of sale.
In case if the land not found as mentioned above the VENDEE will pay the
cost of the land as per measurement.
In case the VENDEE fails to pay the balance amount within the stipulated
date, further sale proceedings can be decided at the discretion of the Vendor by way
of mutual discussions between Vendee and Vendor.
That the VENDEE reserves his right of specific performance to enforce this
agreement if the VENDOR fails to fulfill his obligations, i.e., execution of sale
deed in favour of the VENDEE or nominee or nominees etc.,
That there are no prior agreements, court orders, attachments, disputes
or litigations or any tax and or revenue attachments or notice of acquisition
from the Government, other authorities in respect of the SCHEDULE
MENTIONED PROPERTY.
That the VENDOR are the sole absolute and exclusive owners of the
SCHEDULE MENTIONED PROPERTY and that except the VENDOR herein there is no
other person having any manner of right, title, share, claim, or interest in the
SCHEDULE MENTIONED PROPERTY.
The VENDOR has exclusive, clear and subsisting title, power and authority to
enter into this Agreement of Sale.
The SCHEDULE MENTIONED PROPERTY is not Inam land and there is no legal or
other bar of hindrance to the development and sale of the SCHEDULE MENTIONED
PROPERTY is envisaged herein and in furtherance thereof.
That the VENDOR further declares that the VENDOR will execute and register
Sale Deed or any other document at the request of the VENDEE after payment of the
full Sale Consideration at any time in favour of the VENDEE or his NOMINEE to fully
convey the said property and the VENDEE shall bear the cost of registration etc.
That the VENDOR shall be responsible to pay all taxes, Electricity and Municipal,
Water charges payable in respect of the SCHEDULE MENTIONED PROPERTY till the date
of registration.
The VENDOR shall deliver the vacant and peaceful possession of the SCHEDULE
MENTIONED PROPERTY to the VENDEE on the date of registration.
That the SCHEDULE MENTIONED PROPERTY is not an assigned land as per the
A.P.Act No.9 of 1977.

The VENDOR shall at his own costs obtain clearance certificate under section

230A, Income tax Act, 1961 and other permissions required for the completion of the
sale.
The VENDOR shall submit the title deeds of the flat in his possession or power to
the VENDEE within one week from the date of this agreement for investigation of the
title.
If the VENDEE gives the report that the VENDOR’s title is not clear in the process
of investigation, the VENDOR shall refund the earnest money to the VENDEE within 5
days from the date of intimation.

All that the House bearing Survey Nos. 126 & 127 admeasuring 9.36 Square
Yards or 7.82 Sq. Mtrs., out of 800.00 Sq.Yds., in Flat No. 311, Block No.2, in a
Plinth area of 520 S.ft. in Third Floor Prajay Jamuna Gruhatara, Kompally
Village and Gram Panchayat, Quthbullapur Mandal, R.R.District Telangana State

NORTH : Flat No.312, Block No.02
SOUTH : Flat No.310, Block No.02
EAST : OPEN TO SKY
WEST : Corridor and Open to sky.
SCHEDULE - II
All that Car Parking Slot No.6, Block No.VII, Plinth area 126 S.ft., in Stilt Floor,
undivided share of land 2.00 Sq.yds., or 1.67 Sq. Mtrs., out of 800 Sq.Yds., in Survey
No.126 & 127 ( Parts ) Prajay Jamuna Gruhatara, Kompally Village and Gram
Panchayat, Quthbullapur Mandal, Medchal Sub-District, R.R.District, Telangana State
bounded by:-

IN WITNESS whereof the parties to this Agreement of Sale have signed with own
freewill and consent on the day, month and year first above-mentioned.
