DESIGN PROBLEM NO. 1 – TWO STOREY DUPLEX HOUSE

A newlywed couple have decided to set-up real estate development corporation. They have lot of
inherited land properties, and their initial project is to build a 2-storey duplex house in Davao City
located within subdivision of low density. With this particular project, they have envisioned to cater
markets of working couples that in junior executive positions. You have recently passed the board
examination for, and the couple was impressed by your performance being one of the topnotchers. The
design brief is to design and at the same time manage the

construction of the said project.

Each unit must contain a pave 2-carport with dimension 3.0 m x 5.0 m per car at front yard and a 2.0 m x
2m covered porch. Every unit of the duplex will equally share the total lot area. Each of the ground
floors must contain foyer, stairs, T&B, and maid's room all of which are abutting the

common wall. The entrance foyer measure 2m depth x 2.5m width. Use 100mm thick concrete slab on
grade for ground floors.

The kitchen should be located across the maid's room while living room and dining room are located
opposite the common wall.
Second floor contains stairwell/stairs, master's bedroom with 1 walk-in-closet. T&B and balcony and
bedroom 1 with walk-in-closet and T&B. The second floor will utilize the maximum allowable gross floor
area

and is of 100mm thick concrete slab.

Entrance steps or paved walkway is provided the width is the same as the porch.

The Site:

The project site is a parcel of land bounded on the SE along line 1-2 by lot 2; on the SW along 2-3 by
RROW, on the NW along line 3-4 by lot 3; on the NE along 1-4 by lot 4. The lot technical description is of:
S 76° 33 N,15.0m to point 2; N 13° 27' W,16.0m to point 3; N 76° 33' E,15.0m to point 4:S 13° 27'
E,16.0m to point 1.The lot is sloping upward SW 2-3 1/16.

Design Objectives:

The Office of the Building Official (OBO) has approved more than 60% paved front yard. Each unit of
duplex house should optimize the use of the lot. It should also have 2 carports and should not be
sacrifice because the prospective clients are working couples with their own cars. Take note that the
subdivision developer has loosen up on the use of the yard giving away to the needs of the time.

DESIGN PROBLEM NO. 2 – 5-STOREY APARTMENT

A rich businessman saw a profitable opportunity in a 3-storey old building built in a lot in Cubao, Quezon
City. His secretary researched for known architects in the area. They eventually hired the QC-based
architect partners Doloras+Partners to design a low-rise apartment building to be built in the said lot
and to manage its construction. The businessman will enter into a single prime contract with the design
firm to avoid the hassle of multiple communications with different people. The main target market of
the apartment building is the employees of the BPO companies in Cubao.

The businessman requires that the lot be maximized to its full development potential with 2 side
firewalls. He requires an apartment building with 5 floors and a roof deck. All building laws and codes
must be complied.The maximum TGFA allowable for the lot is 12 x 80%. He expects an administration
room on the ground floor and 4 units in each of the floors above. Each unit must house at least 6
employees served with one 1 full bathroom and a separate shower enclosure. An extra shared
bathroom is provided in each floor accessible to the hallway. The roof deck will have parapet walls
around. The businessman wants the roof deck accessible by the building leases for whatever uses.

The Site:

The 3-storey building is built in a 15m x 270sqm rectangular lot. One of the longer sides faces east while
the single frontage faces south and the public RROW which has a 1.2m sidewalk. The site uniformly
slopes 3% upward towards the rear. Once the old building is demolished and the new apartment
building is constructed, the businessman expects good profit from the rental of the units.

DESIGN PROBLEM NO. 3 – TWO-LEVEL SINGLE DETACHED RESIDENTIAL HOUSE

You were hired by Delos Santos family to design their house in their newly bought site located in Biñan,
Laguna. To describe the family, Mr. Delos Santos is a real estate broker who likes woodworking. His wife,
Mrs. Delos Santos is an accountant who likes gardening and collecting native or indigenous plants. Their
two daughters like weightlifting with the older one having won multiple local competitions. The siblings
are very close to each other.

The project site is a corner lot in an exclusive executive subdivision in Biñan, Laguna, cornering the
streets of Sampaguita which runs N-E and Rosas which runs S-E . Both roads serve as the primary roads
for this project. The following lot descriptions were given:

Line 1-2 is bounded by a private lot, Line 2-6 by road lot and Line 6-1 by a private lot. The site slopes
downward towards Rosas St. by 2%.

From the multiple interviews, the summary of their requirements are as follows:

a. The family likes the famous Francisco Mañosa and wants a house that embodies Filipino culture in
terms of materials and aesthetics. Wood parquet is the preferred finish for the bedrooms. The façade
shall incorporate wood finishes and natural stones which will complement the surrounding gardens.

b. A covered and paved carport is desired on the northern corner of the lot, measuring 6m x 5.5m and
abutting Sampaguita street. As much as possible all remaining open spaces will be permeable gardens.
Adding to the paved carport, a paved 1.5m x 15 sqm wide path on the front yard is provided to serve as
path from the carport to the living area.

c. The ground floor will house the 30sqm enclosed woodworking area on the northwest, a living room
on southeast, dining room and other areas.
d. The second floor will have a master bedroom facing both the roads. A shared bedroom for the two
daughters is provided along with an adjacent 34 sqm weightlifting room on the NW side. The rest will
accommodate the hallway and stairs. The second floor will maximize the allowable building footprint.

The architect is expected to satisfy the needs and requirements of the family, considering the
requirements of the code and the subdivision.
