DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE is made, executed, and entered into by:
ARLENE C. ESTANISLAO, of legal age, is Filipino and has a residence and postal address
at BLOCK 3 LOT 2 PLI HOMES SAN JUAN ST., MAYAMOT, ANTIPOLO CITY,
RIZAL, hereinafter referred to as the SELLER.
-AND-
EPHRAIM C. LOPEZ, of legal age, is Filipino, married to KRISTINE VERONICA N.
LOPEZ, and has a residence and postal address at BLOCK 3 LOT 6 PLI HOMES, SAN
JUAN ST., MAYAMOT, ANTIPOLO CITY RIZAL, hereinafter referred to as the BUYER.
WITNESSETH;
WHEREAS the SELLER is the registered owner of a parcel of land with improvements
located at BLOCK 3 LOT 2 PLI HOMES, SAN JUAN ST., MAYAMOT, ANTIPOLO
CITY, RIZAL and covered by Transfer Certificate of Title No. 163-2016000777 containing a
total area of FORTY-THREE (43) SQUARE METERS, more or less, and more particularly
described as follows:

“A PARCEL OF LAND Lot No. 2-C, PSD No. PSD-428727, a portion of Lot 2, Block 3,
PCS-04-010653 situated in the Barangay of Mayamot, Antipolo City, Province of Rizal,
Island of Luzon Bounded on West, Lot 2-B, PCS-04-010653, North Roadlot 2, PCS-04-
010653, Northeast, East Pathwalk1, PCS-04-010653, South Lot 4, Block 3, PCS-04-010653;
containing an area of forty-three (43) square meters more or less."
WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above-
mentioned property for the amount of SIX HUNDRED THOUSAND (Php600,000.00)
Philippine Currency;
NOW THEREFORE, for and in consideration of the sum of SIX HUNDRED THOUSAND
(Php600,000.00) Philippine Currency, hand paid by the vendee to the vendor, the SELLER
DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said
BUYER, his heirs and assigns, the certain parcel of land together with all the improvements
found thereon, free from all liens and encumbrances of whatever nature including real estate
taxes as of the date of this sale.
