The Tenant shall pay a rent of Rs.10,000/- (Rupees Ten thousand only) per month for the scheduled premises to the owner starting from 15% day of September 2023. The tenant shall pay the monthly lease rent on or before the 1* day of the succeeding month, for purpose it shall be the English calendar month. 2. SECURITY DEPOSIT:- ‘The tenant has paid Rs.50,000/-(Rupees Fifty Thousand Only) by way of cash. To the owner as security Deposit to be refundable at the end of the lease period or earlier termination without interest and against possession being returned and after deducting arrears of rent and any unnatural damage to the schedule property and fittings and fixtures. 3, RENEWAL:- ‘The owner and tenant have agreed that the tenancy period will be renewed after completion of 11 months for a further period at the end of this lease, on terms mutually agreed. The tenant has agreed to increase the rent at the end of this lease period by 5% of the rent amount for the next renewal. NV weg © 4, ELECTRICITY /WATER CHARGES:- The tenant shall bear and pay all the tharge for the electricity consumed in the tenanted premises as the separate meter provided. The tenant shall also bear the water charges as per the mutual agreement with the other users of the entire property. 5. REPAIRS, MAINTENANCES AND OUT GOINGS: ‘The owner shall carry out external repairs except those caused by the negligence of the tenant or his nominee. The tenant shall keep the scheduled premises in good condition and order during the period of lease and shall not suffer or cause any damage thereto if any damage takes place the tenant should repair the same at own cost. 6. USE OF PREMISES:- ‘The tenant agrees to take normal care of the schedule premises and all the owner's fixtures and fittings. The tenant shall use the schedule premises for any illegal or objectionable purpose or for business activities etc, punishable under law. And also not stock any inflammable/explosive/harmful material in the said premises. The tenant shall use the schedule premises without causing any annoyance to the neighbors and other users of the scheduled premises. The Owner allows the tenant peaceful possession and enjoyment of the premises during the continuance of the tenancy, provided the tenant acts up to the terms of this agreement. 7. BAR ON SUB-LETTING;- The tenant shall not grant any license/lease/let-out to any one else or Sub-let assign or otherwise part with the possession of the schedule premises to in favour of anyone else 8. DELIVERY BACK:- On termination of the lease, the tenant shall duly deliver back possession of the schedule premises to the owner in the condition in which it is let-out. However the tenant shall only be obliged to deliver back possession of the scheduled premises simultaneously with the owner handing over the security deposit to the tenant after deduction of any sum which may become due to the owner on account of breach of any of the covenants agreed. 9. TERMINATIO! The lease will be terminable by the owner on giving two months notice to the tenant similarly the tenant shall give two months prier notice to the owner in case he wants to vacate the premises. The owner also reserves his right to terminate this rental agreement in case the tenant fails to pay the rent amount for two consecutive months.
