SPECIFICATIONS
1
This set of Specifications shall govern the methods of construction and kinds of materials to be used
for the proposed Project shown on the accompanying plans and detailed drawings.
The plans, detailed drawings and the Specifications shall be considered as complementing each other
so that what is mentioned or shown in one, although mot mentioned or shown in the other, shall be
considered as appearing in both. Any conflict to be found between the two should be referred to the
designing Engineer for clarification.
1: GENERAL REQUIREMENTS
1.1 General: The work shall be performed and completed in the best and most acceptable manner in
accordance with generally accepted practice in carpentry, work and other trades involved. Materials
and workmanship shall comply with all applicable regulations, codes, ordinances and standard
dimensions.
1.2 Site: Verify all lot monument, bearing and distances and clean the site for staking. Stake the site
in conformity with the local building regulations. Batter boards where construction reference marks
have been indicated should be erected such that they would not be disturbed during the excavation for
the foundation of the building.
2: EARTHWORKS
2.1 Site Clearing: The building site shall be leveled according to the plans and cleared of
rubbish, roots and other perishable and objectionable matters to a suitable sub-grade.
All such unsuitable materials shall be removed from the building site and spread
uniformly over the areas adjacent to the proposed building, or otherwise disposed of as may be
directed by the Architect or Engineer in charge of the construction.
2.2 Excavation: All excavation shall be made to grade indicated in the drawings. Where the
building site is covered with any kind of fill, the excavation for footings shall be made
deeper until the specified safe bearing capacity of the soil is reach. If water is present at the
excavation site, it shall be removed by pumping. Great care should be taken in order that the
surrounding soil is not eroded or cave in.
2.1 Backfilling: When the concrete poured for foundation has hardened and can
already withstand the pressure resulting from fills, the materials removed from
excavation shall be used for backfilling them. The fills and backfills shall be placed
in layers not more than 150mm (6”) in thickness. Each succeeding layer shall be
thoroughly compacted by wetting, tamping and rolling.
3: CONCRETE WORKS
3.1 Concrete Works: Concrete should be mixed thoroughly such that there is uniform distribution
among the cement and aggregates. The concrete should be vibrated and its forms should be tapped as
it is deposited to its final position, to prevent formation of voids in the concrete member which will
weaken the building. Water to be used for mixing concrete shall be clean and free from injurious
amount of oil, acids, salt, alkalis and other organic materials. All concrete works for this project shall
be undertaken in accordance with the standard specifications for plain and reinforced concrete as
approved by the Government.

3.2. Proportioning of concrete: All concrete works shall be done in accordance with the standard
specifications for plain and reinforced concrete as adopted by the government. Cement to be used
shall be (brand) Portland cement (brand) Pozzolan cement or any other equivalent brands more
readily available in your locality. Alternative cements so selected must meet the requirements of
Portland and Pozzolan cements and approved by the Architect or Engineer in charge in construction.
The following proportions of concrete shall be used for the various parts of the building:
3.2.1 Footings and Columns............................. Class A (1:2:4)
3.2.2 Beams and slabs...................................... Class A (1:2:4)
3.2.3 CHB Footings............................................ Class B (1:2 1/2:5)
3.2.4 Concrete Slab on Fill................................ Class C (1:3:6)
3.2.5 Septic Vault Cover ……………………….. Class A (1:2:4)
Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregates and 4 parts
coarse aggregates by volume, plus enough clean water to make the mixture into a pliable paste.
Class B concrete shall be a mixture of 1 part cement, 2 1/2 parts fine aggregates and 5 parts
coarse aggregates by volume, plus enough clean water to make the mixture into a pliable paste.
Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregates and 6 parts
coarse aggregates by volume, plus enough clean water to make the mixture into a pliable paste.
The fine aggregates for concrete shall be of natural sand or of inert materials with similar
characteristics, having hard, clean and durable grains, free from organic matters or loam.
The coarse aggregates for concrete shall be of crushed rock durable qualities, or clean and hard
gravel. Size of the coarse aggregates to be used shall vary from 200mm (3/4”) to 400mm (1-1/2”).
3.3. Concrete slabs on fill: Concrete slabs on fill shall be poured on a layer of hard gravel fill spread
over well-compacted and thoroughly tampered earth fill. Each concrete slab course to be poured shall
not be more than one meter wide, and each course shall be poured alternatively to the indicated floor
finishes.
3.3.1. Second Floor toilet-bath and Balcony concrete floor slab: When preparing the concrete for
upper floor slabs of toilet bath and balcony it shall be made water-proof by adding (brand) water
proofing compounds to the mixture.
The proportion of the water proofing compound to a given volume of concrete mixture shall be as
recommended by the product manufacturer.
3.4 Forms for Concrete Works: Forms for all reinforced concrete shall be adequately supported and
braced or tied together to maintain the correct positions and the shapes of the poured concrete.
Wooden forms shall be constructed sufficiently tight to prevent the bulging of concrete members upon
pouring or leaking/draining of water during curing. The forms shall not be removed until the concrete
has attained sufficient strengths to support its own weight and any temporary loads placed on it. The
side forms of beams may be removed earlier than the bottom forms. However, additional supports and
shoring must be placed under until they have attained strength.
3.5 Steel Reinforcing Bars All steel reinforcing bars to be used for this project shall consist of
standard deformed structural bars meeting ASTM specifications.All steel reinforcing bars to be used
in this construction shall be (brand). The steel reinforcement for concrete shall be formed accurately
according to the sizes of columns, beams, footings, slabs, etc., where they are to be used. They shall
be tied together at each bar intersection with Gauge No. 16 wire. No steel reinforcement should be
installed unless it is free from rust, scale or other coating which would destroy or reduce the bond

with concrete. The reinforcement bars must be positioned such that there is space between the steel at
the sides and bottom of the forms.
4: MASONRY WORKS
4.1 Masonry Walls: Concrete Hollow Blocks to be used in this project shall be [5 in thick]. All
exterior concrete hollow blocks to be used for first floor walls shall be at least 150mm thick, while
concrete hollow blocks for interior walls unless otherwise indicated, shall be 100mm thick.
For interior CHB walls where plumbing pipes and fittings shall be located the thickness shall
be at least 150mm. Concrete hollow blocks to be used for walls above the first floor shall be 100mm
thick.
The concrete hollow block walls shall be laid, in the cells filled with cement mortar consisting
of 1 part Portland cement and 3 parts sand by volume. They shall be reinforced with round deformed
bars, 10mm diameter, spaced not more than 0.8m on centers, both ways.
All exposed surface of concrete hollow block walls shall be finished with the specified
materials indicated in the elevation drawings.
The mixture of cement plaster for concrete hollow block wall finishes indicated in the
drawings shall be 1 part cement, 1 part lime and 1 part sand.
5: METALS
5.1 Roofing: The roof shall be covered with (brand) pre-painted roofing sheets as shown on the plans.
The roof sheets shall be secured to the purlins with 6mm diameter or 1/4” diameter. GI rivets and
gauge No.26 plane GI straps cut long enough for bending around the specified size or purlins. The
straps shall each be atleast 25mm wide with corners chipped off at the riveting ends.
Ridge rolls, hip rolls and valleys to be used shall be those compatible with the (brand) pre-
painted long span roofing sheets. They shall lap the roofing sheets at least 250mm. The ridge roll, hip
rolls, and valleys shall be riveted to the roofing sheets in addition to the rivets engaging the GI straps
in securing the roofing sheets to the purlins.
All roofing sheet adjacent to concrete hollow blocks and other masonry walls such as
property line firewalls, shall be provided with gauge No. 26 plane GI flashing to extend up to the top
and over to the other side of the wall. All rivets shall be placed at the top of the corrugations of the
roofing sheets to prevent water from standing around the rivets.
5.2 Staircase and Terrace: The staircase must consist of stainless steel glass clamp and stainless
steel handrail to fully contribute its modernity. The diameter of the steel are as follows:
5.2.1. Stainless Steel Glass clamp …………… 42.4 mm diameter
5.2.2. Stainless Steel Baluster post …………… 38 mm diameter
5.2.3. Stainless steel Hand rail …………… 45 mm diameter
6: WOOD AND PLASTICS

6.1 Quality of Lumber: The Lumber to be used shall be sound, well-seasoned thoroughly dried free
from lumps or other defects impairing their strength, durability or appearance. It shall be straight, full
square in dimensions an indicated on the plans or as called for in the specification.
6.2 Kind of Lumber: All lumber and woodwork shall be various cuts and sizes of Class “A”
Mahogany rough or S4S or approved equivalent, depending on the drawings. Treat all rough lumber
with good preservatives. All other wood shall be kiln dried, and similarly treated with wood
preservatives.
6.3 Before Finishing: All expose woodwork shall be properly dressed and sanded. Defect and all
surface imperfections shall be treated with a reliable brand of putty and allowed to dry at least
fourteen (14) days before finishing is applied.
DIVISION 7: WATERPROOFING
7.1. Toilet and bath: In these areas, the prepared concrete floor and abutting up/stands-fillets shall be
water proofed by means of application of polymer modified cementitious water proofing coatings or
other approved method in accordance with the manufacturer’s instruction. Water proofing of concrete
slabs before receiving the ultimate finish shall be carried out. Polymer modified cementitious water
proofing coatings to be used shall be (brand).
The contractor shall ensure that all penetrations of the relevant floors-slabs shall be water
proofed in a workmanlike manner and as per instructions by the manufacturers or, lacking that, by the
Consultant.
8: DOORS AND WINDOWS
8.1 Wooden Doors:
8.1.1 Door Jamb- use ready-made door jamb available.
8.1.2 Wood framed flush door- Use ready-made wooden flush doors available at nearest
hardware; verify location and design on plan and schedule
8.2 PVC Doors: Doors for Toilet & Bath shall use PVC Flush doors.
8.3 Aluminum-Framed Windows: Windows to be used in this project shall conform to the size and
designs shown in the detail drawings or schedule of windows.
8.4 Finish Hardware:
8.2.1 Door Knobs – All wooden doors and PVC doors shall have Cylindrical lock set. CTX
and Sherlock brands.
8.2.2 Hinges: All interior doors shall be installed on door jambs with at least 3 sets of 3-1/2”
x 4” loose-pin hinges.
9: FINISHES
9.1 Suspended Ceiling Material and Framing: For all areas, use Marine Plywood, ¼” thick, Size 4'
x8' x 1-/4" Thick on 2” x2” mahogany wood ceiling joists.

9.2 Floor Finish
9.2.1. Dining, Living Room & Kitchen Areas
Flooring - Alfagres sologoso Hi-Shine, 600mm x 600mm Floor Tiles
9.2.2 Toilet and Bath
Flooring -½” x 200mm x 200mm (8" x 8") Platinum Welco Green Floor Tiles
9.2.3 Bedroom
Flooring -Diamond Airlangga Grey Tiles, 500mm x 500mm Floor Tiles
9.3 Wall Finish
9.3.1 Dining, Living, Kitchen & Bedroom walls shall be cement plastered with paint finish
9.3.2 Toilet and Bath
Wall - ½” x 200mm x 200mm (8" x 8") Platinum Welco Green Floor Tiles from floor to 1.20
meters height, and 1.20 meters to ceiling shall be cement plaster.
9.3.3 External Master Bedroom Front Façade shall be Stone Cladding finish.
9.4 Paint Finish: All cement plaster surfaces shall be painted with two coats of Flat Latex Paint &
Acrylic Gloss Latex Paint
15: PLUMBING
15.1 General:
15.1.1 Grades of horizontal pipings- Run all horizontal pipings in perfect alignment and at a
form of grade of not less than two percent (2%).
15.1.2 Change in direction- All change in direction shall be made by appropriate use of forty-
five degrees wyes, long sweep quarter bend, sixth-eight or sixteenth bends. When the change
of flow is from horizontal to vertical, a single 1/8 bend combination maybe used on vertical
stacks and short quarter bends maybe used on water line; tee and crosses maybe used in vent
pipes.
15.1.3 Prohibited Fittings- No double hub or tee branch shall be used on horizontal soil or
waste line, the drillings and tapping of house drain, waste or vent pipes and use of saddle hub
and bend are prohibited.
15.1.4 Pipe Clean-outs- Clean-outs are required under following conditions;
a.) Every change in horizontal directions exceeding twenty-two and one-half degrees.
b.) One and one-half meters (1.50m) inside property line before the house drainage
connection.
c.) Every fifteen meters (15.0m) in horizontal run of pipes.
d.) At the end of any horizontal pipeline.
15.1.5 The digestion chamber of septic vault must be waterproof.
15.1.6 Not less than 0.30 meter of air space must be left between the top of the sewage and
under the part of the vault slab.
15.1.7 No septic vault shall be constructed under the building.

15.1.8 All plumbing works shall be done by a licensed Master Plumber.
15.2 Pipes and Plumbing Accessories: The plumbing fixtures and accessories to be provided and
installed shall be as follows:

16: ELECTRICAL
16.1 General:
16.1.1 All Electrical works herein shall comply with the provision of the Philippine Electrical
Code to the Rules and Regulation of the Local Power Company and existing Local
Authorities concerned in the enforcement of the electrical laws and ordinances.
16.1.2 All branch circuit homerun shall be installed as indicated in the plan, individual branch
circuit homeruns shall not be combined in the same raceways.
16.1.3 Minimum size of wires and conduit to be used herein shall be 2.0mm 2 (#14 AWG)
Type THWN and 15mmØ (1/2”) nominal diameter respectively.
16.1.4 All materials to be used shall be brand-new and of approved type for both location and
purposes.
16.1.5 Mounting height shall be as follows;
a.) Light Switches - 1.40 m above floor finish
b.) Panel Board - 1.80 m above floor finish
c.) Convenience Outlet - 0.30 m above floor finish
d.) Auxiliary - 0.30 m above floor finish
16.1.6 All Electrical Works and installation herein shall be done under the direct supervision
of a duly licensed Electrical Engineer.
16.1.7 All Electrical Equipment to be used herein shall be equipped with proper grounding.
All ground wires shall be properly identified by using green insulation.
16.1.8 There shall be only one service drop to the building.
16.2 Materials: Electrical materials to be used for the electric installation shall be as follows:
