Board Meeting Minutes
November 21, 2018
The meeting was called to order at 9:31 am
Present for the call were:
Board- Don Little, Susan Daniero, Scott Murray and David Thomas
Sea to Ski- Teri Hoenstine
Owners: David Jacobs and David Cronshaw
Meeting minutes from October meeting unanimously approved.
Financials – The Board reviewed the financial statements through the month of October.
Owner Survey- The results of the survey were discussed.
L Brackets for roof water runoff – Scott Murray explained the need for and what installing L brackets
would accomplish.
Fire Riser Rooms – The heaters have been turned on in all fire risers. 5 were not working or in need of
repair. They have been replaced/repaired. The handyman will monitor the fire riser rooms throughout
the winter season.
Heat Tape – The heat tape for buildings H-O has been turned on.
Pressure Valve Installation – The installation of pressure valves at all fire risers has been completed.
Replacement of Building K Electrical Panel – Part of scheduled Phase 2 work is being done now.
Deck #48 – The waterproof barrier on the upper deck was replaced.
#81 and #82 Gutters – The gutters on the upper decks of #81 and #82 are scheduled to be replaced
before December. Part of scheduled Phase 2 work that is being done now.
Building H Heat Tape and Gutter – Replacement will occur before winter. Part of scheduled Phase 2
work that is being done now.
Heat Tap and Gutter Project is complete for buildings A-G
Mailboxes 25-95 – Location and placement of mailboxes has been approved by postmaster. They are
scheduled to be installed before Christmas.
Shingles above Garage Pads – Bid from Gutterhelmet was approved to install a new shingle roof to
replace the failing roof membrane above the unit garage pads. Work will be done in 2 Phases to mirror
Heat Tape and Gutter project. Phase 1 is complete.

Dave Jacobs didn’t remember filling out the survey. Susan is going to check to see if he did and let him
know.
NOA Update
E Bikes are a topic of discussion. There is currently a proposal to add more bikes to the Newpark area.
Budget – No dues increase will occur
The NOA is currently considering renegotiating the contracts for snow removal and landscaping.
Newpark Flats will be replacing the concrete pad by the 90’s.
NOA is paying for Maxwell patio to be power washed. No one is sure why and they are looking into it.
Executive Session
Holiday Lights – Proposed changing the dates Holiday Lights are permitted from November 15-January
31 to November 15-March 31. Park City keeps holiday lighting up for ski season. All other rules
regarding color of lights and times they can be on would stay the same. This change was approved and
owners will be notified of the change in the monthly newsletter.
Pellet Grills – More information has been requested from the HOA insurance agent regarding this.
Wasp Treatment – All Mtn Pests is being contacted to get pricing for treatment of all units.
Next board meeting is tentatively set for March 20th at 9:30am.
