THE ECOBRIDGE
PROGRAM
Facility Efficiency - Energy, Water, & Gas

Reduced Operating Expense No Upfront Capital

Reduced Utility Consumption No Budgeting
Added Dollars to Bottom Line Free Efficiency Assessments
Increased Real Estate Value Step Towards Net-Zero Emissions

Guarantee = Mitigated Risk

The EcoBridge Sales Process
STEP 1: STEP 2: STEP 3:
ANALYSIS FACILITY VISIT SERVICES AGREEMENT

Predetermine facility An engineer will visit Guaranteed reduction &

efficiency the facilities to find all savings overview
opportunities

World leaders have made public statements to reach net-zero

carbon emissions by 2050.

The EcoBridge Program is the first step towards this goal.

Utility Baselines Every business has an average baseline
with utility consumptions.

The program guaranteed a

reduction of their baseline
where the dollar savings
were found.
Kwh

Day In most cases, the client

saw additional savings.

Bridgeway pays for the entire project upfront, then shares the savings
with a client for an average of 5 years.
*Actual Data
Floresville ISD
Client will not budget a single dollar. September 2019 vs September 2020
Shared Savings
The Shared Savings Model is a static, January February March
unchanging payment schedule for the
program given to the client in the final
services agreement. The payment to Total Savings $20,000 $20,000 $20,000
Bridgeway will always be lower than the total
monthly savings.
-
Paid to Bridgeway $15,000 $15,000 $15,000
E.g. A client spends $100K per month on all
utility expenses. Bridgeway guarantees a
reduction of at least 20% per month which is Net Savings $5,000 $5,000 $5,000
$20K. The client pays Bridgeway $15K per
month for 5 years and keeps $5K plus any
additional savings over 20%.
These dollars are in a client's budget currently
being paid to utility companies for wasted utilities.
Bridgeway is simply redirecting them back into
their business without hefty capital expenditures.
Step 1:
What We Need to Begin:

Analysis
One most recent invoice for Electric, Water
BILL COPIES
& Gas for every meter.

Grants Bridgeway permission to request

AGENCY
historical usage data from utility companies
AGREEMENT
to create a baseline.

FACILITY One page of questions about facility.

QUESTIONNAIRE E.g. Do you have LED Lights?

Bridgeway's team of analysts combine this information with standard building data
from the Department of Energy, ASHRAE, weather zones, and heating/cooling indexes
to predetermine if a business is inefficient.

This is free and no obligation to move forward.

Objective
Peak a client's interest to schedule an introduction with Bridgeway,
or request the 3 items needed to begin Step 1: Analysis.

WINDOW
Clients see an average reduction of 20% in their utility consumption.
TINTING/REPLACEMENT/CAULKING
Smart HVAC Controllers

Average Reduction in Energy Consumption is 10% to 30%

Includes high-efficiency motors that produce less friction, and increased natural gas efficiencies
Improves efficiency of post-purge cycles
Extends the Life of Your System by Cutting Run Time by 60-Days per Year (Avg)
Lifetime Warranty
Applicable to all HVAC units and most chillers
Does NOT affect Manufacturers Warranty

Synthetic Catalysts

Synthetic solution which is added to the HVAC or refrigeration system’s refrigerant

The system will ultimately run less, because the HVAC unit reaches the thermostat set point faster and maintains the temperature more
efficiently
This can extend the air conditioning system’s life and reduce maintenance
Potential for 20% or greater reduction in energy consumption
Delivers colder vent air, faster
Restores system SEER performance on older equipment
Smart Refrigeration/Freezer Controllers

Functions by sensing the operational status of the cooling system and controlling the speed of the evaporator fans
Increase energy savings by 20%
Reduces energy consumptions, improves life expectancy of fans and motors
Creates a lower evaporation from sensitive stored foods
Lowers noise level of fans in the workplace

LED Lighting

Potential reduction in energy consumption up to 90%

Average Life Span 30,000 – 50,000 hours
Indirect Savings by reduced maintenance costs
Reduced HVAC load requirements with less heat output
5-7 year warranties
Building Automation Systems

Includes sensors and motor control systems that report live usage data to a customized dashboard for the client
Immediate notifications of malfunctions and higher than normal energy consumptions
Monitor real-time energy usage at facility level- to asset level
Reduce energy consumption
Improve utilization of systems
Increase reliability
Predict electrical system performance
Optimize energy usage to reduce costs
Smart Thermostats

Thermostats that increase accuracy of reaching desired temperatures

Allow for remote access through mobile devices
Connected to a tablet sized control panel for a modernized look
Possibility of connecting over 200+ thermostats or other Z-Wave smart peripheral devices to a single control panel
Building security compatibility - alarms, etc

Smart Water Valve

Installed in the water line on the USER side of the water meter
Reduces metered consumption by compressing air that is normally measured by the water utility’s volumetric meter
Designed for typical 60-65 psi water devices so there is NO noticeable change in water pressure (i.e. Showers, etc.)
Acts as a controllable pressure reducer in high-PSI water systems, eliminating problems caused by excessive water pressure
Acts as secondary back flow preventor to protect municipal water supply
Load Factor Correction/Demand Reduction

Defined as the average load divided by the peak load in a specified time period.
Energy Conservation Products reduce consumption and peak demand –
allowing for a better load factor.

A high load factor is “a good thing,” and a low load factor is a “bad thing.” A low
load factor means that you are using electricity inefficiently relative to what you
could be if you were controlling your peak demand.

Conceptually, you can think of Demand Control as making the total size of the
box smaller by decreasing the height. In the figures to the right, the yellow line is
the demand limit or set point.

By using a Demand Controller, the peak demand is reduced by load

management, and the original peak of energy use is redistributed below the
limit. It’s not about changing how much electricity is used, but WHEN it is used.
Solar Power & Energy Storage

Ability to design and install solar power systems for any and all types of facilities
Next generation battery storage technology to store excess energy produced by panels
Highest quality equipment that is available is always used
