RENTAL AGREEMENT
This Rental Agreement is made and executed at Bangalore on this 25 th
day of January Two Thousand Twenty four (25-01-2024)by and
between H.N.Usha (Pan no : AFCPU7360Q) w/o N.S. Sathish
Residing at Behind Middle School Halagur village Malavalli taluk
Mamdya district. Here in after referred to as Owner One part.
Shuvankar Halder s/o late Subrata Kr. Halder. B-11/209, Lake
Park, Kalyani, Nadia Kalyani, West Bengal – 741235.
Whereas the owner is the absolute of the suit schedule property
situated at site No.106, BRR apartment, flat No.110 1 st floor, Hoodi
village K.R. Puram hobali Bangalore-560048.
Whereas the tenant approached the owner in let-out the schedule
property on rental basis and the owner agreed to let-out the same
under the following terms and conditions.
1.DURATION : The duration of rent shall be for a period of 11
months commencing from 25-1-2024 to 25- 12-2024.
2. RENT : The monthly rent by the tenant to the owner for the
schedule property shall be Rs. 29,000/- (twenty nine thousand) is paid
on or before 10th day of every English calender month.
3. DEPOSITE : The tenant has paid a total amount of Rs.1,30,000/-
(one lakh thirty thousand) paid by the way of cash towards advance
and this shall not carry any interest and shall be refundable to the
tenant at the time of vacating the schedule premises.
4. ELECTRICITY CHARGES : Tenant has to pay towards
electricity charges of Rs.1000/- per month.
5. MAINTAINANCE : Tenant has to pay towards maintainance
charges of Rs.2200/- per month.
6. USES : The schedule property shall be used by the tenant for
residencial purpose. But not use for any illigal activities or not store
any explosive Items in the schedule premises.
7.INTERNAL MAINTAINANCE : The tenat shall maintain the
schedule property and all fixtures and fittings in a state of good order
and conditions and shall not cause any damages or disfigurement to
the schedule property therein always expecting fairwear and tear.
8. LIABLE FOR DAMAGE : It is agreed that any damages caused
by the tenant in the schedule property shall be made good by the
tenant promptly or the same amount shall be deducted from the
advanced amount.
9. ADDITIONS AND ALTERATIONS : The tenant shall not make
any additions and alterations without the written consent of the
lessor/owner.
10. SUB-LETTING : The tenant shall not assign, transfer, sub-letting
of part with the possession of the schedule premiess or any part
thereof to anyone else without the prior written consent of the
lessor/owner.
11. If the tenant fail to pay the rent or abscond from the house for two
months the owner has the right to vacate the tenant luggage is not
responsible by the owner as it will be destroyed.
12. Whereas the termination of this agreement shall with two months
prior intimation by either side of both the parties. If mutually agreed is
shall be renewed further. If the tenant vacate the premises prior to 11
months of the contract he is liable to pay one month as early
termination fee.
13. The tenant shall allow the owner or his representatives to inspect
the schedule property in all reasonable time.
14. At the time of vacating the tenant as to pay for panting charges to
the owner or will be deducted from the advance amount.
15. Slot no.103 is the assigned Parking Slot for Flat no.110.
SCHEDULE PROPERTY
All that piece and parcel of the house situated at site No.106, BRR
apartment, flat No. 110, 1st floor, Hoodi village, K.R. Puram hobali,
Bangalore-560048.
The residential house consisting of one all, one kitchen, two bed
rooms, one bed room having attched bathroom and toilet, one general
bath room and toilet, water facility and electricity facility.
Fittings celling Fan-03, Geyser-02, Led Bulbs-06 , Led Tube Light-
03, Bed Room Wardrobes-02 and Kitchen Wardrobes, Chimeny-01,
TV Caninet.
In witness whereof both the owner and tenant have signed this
agreement in presence of the following wittness on the date, month
and year mentioned above.
