EXTRAJUDICIAL SETTLEMENT OF ESTATE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made and entered into this ____ day of _____________ 2023 in
__________________________, by and between:

MABEL VEÑEGAS of legal age, Filipino citizen, married and a resident of Brgy. Initan,Sibalom,
Antique;

LEONCIO LACSAMA VEÑEGAS JR., of legal age, Filipino Citizen, single and resident of Brgy.
Nagdayao, Sibalom, Antique;
WITNESSETH, that:

WHEREAS, that the above-named persons are the heirs of the deceased ANDRES LACSAMA an
absolute and registered owner of parcel of land who died on June 23, 1941 at Municipality of Sibalom while
her only daughter of SALVACION LACSAMA VENEGAS who died on March 30,2005 at Brgy. Nagdayao,
Sibalom, Antique.

ERNESTO VEÑEGAS and his wife ESTELA VEÑEGAS both died on which the son of
SALVACION LACSAMA VEÑEGAS

WHEREAS, ANDRES LACSAMA died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity;

That the time of the death of said deceased ANDRES LACSAMA died intestate, without Will or
Testament, and without any outstanding debts/obligation in favour of any person or entity;

That said deceased, left a certain real property of 7214, covered with TCT No. TCT 4359 situated in
the Barangay of Nagdayao, Sibalom, Province of Antique, Island of Panay and more particularly described as
follows:

improvements existing thereon; That we hereby warrant our valid title to and peaceful possession of the
property herein sold and conveyed and further declares that the same is free and clear of all liens and
encumbrances of any kind whatsoever.
