DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed by:

JIMMY DIMAPILIS DE VILLA, of legal age, Filipino, married, and residing at


Barangay Anuling Lejos II, Mendez, Cavite; SILVESTRE DIMAPILIS DE VILLA, JR., of
legal age, Filipino, single, and residing at Barangay Anuling Lejos II, Mendez, Cavite;
ERWIN DIMAPILIS DE VILLA, of legal age, Filipino, married, and residing at Barangay
Anuling Lejos I, Mendez, Cavite; and JANA M. DE VILLA, JAYROLL M. DE VILLA
and JETRO M. DE VILLA, heirs of the deceased ROLANDO DIMAPILIS DE VILLA,
all of legal age, singles, and residing at Barangay Anuling Lejos II, Mendez, Cavite
(hereinafter referred to as the VENDORS),

- AND -

DANA ROSE J. SALONOY of legal age, Filipino, single and residing at 046 I.
Dimapilis St., Barangay Anuling Lejos II, Mendez Cavite (hereinafter referred to as the
VENDEE).

WITNESSETH:

That the VENDORS are the owners of an agricultural land located at Barangay
Anuling Lejos II, Mendez, Cavite under Tax Declaration No. AA-14 0011 00253
pursuant to Extra-Judicial Settlement of Estate with Waiver of Rights dated December
18, 2018, and more particularly described as follows, to wit:

Tax Declaration No. 14 011 00253

A cadastral lot located at Barangay Anuling Lejos II, Mendez, Cavite.


Bounded on the North 21 (Lot 4742-Part, Sec. 004); on the South 12 (Lot
4759); on the East 02 (Lot 475-Part); and on the West 15 (Lot 4676 Sec.
007) containing an area of 0.266100.

That the VENDORS sold to the VENDEE a portion of the above-described


cadastral lot with the following boundaries pursuant to Subdivision Plan of Land of Lot
4745-B, Cad 469-D, Mendez Cadastre:

Line 1-2 Lot 4745-J; Line 2-3 Lot 4745-C; Line 3-4 by pass Road 3
meters wide; and Line 4-1 Lot 4745-A. Containing an area of One Hundred
Thirty Nine (139) square meters.

and Subdivision Plan of Land of Lot 4745-E, Cad 469-D, Mendez Cadastre:

Line 1-2 Lot 4745-G; Line 2-3 Lot 4745-F, Line 3-4 Lot 4745-J, and
Line 4-1 Lot 4745-D. Containing an area of One Hundred (100) Square
Meters.

NOW, THEREFORE, for and in consideration of the sum of Two Hundred


Fifteen Thousand One Hundred Pesos Only (Php 215,100.00), receipt in full is
hereby acknowledged to their entire satisfaction, the VENDORS do hereby SELL,
TRANSFER and CONVEY, by way of Absolute Sale unto the said VENDEE, her heirs
and assigns of the above-described portions of land together with the improvement
found thereon free from all liens and encumbrances of whatever nature.

IN WITNESS WHEREOF, I have hereunto signed this deed of absolute sale, this
