Executive Summary

1. Introduction to the hotel

1.1. Location and total building area


Our hotel - La Tuile Boutique Hotel is located at 140 Ly Tu Trong, Ben Nghe Ward,
District 1, Ho Chi Minh City. Therefore, this is a favorable location for the hotel business not
only because the hotel is located at a corner of the intersection with 2 frontages but also
because this is a district 1 - the tourism district of Ho Chi Minh City and will attract many foreign
tourists. The hotel's entrance is at the 16m wide facade, and from there the length of the hotel
will be 32 m. So that the hotel will have a land area of 512 m2 (16x32) with an overall shape
of a vertical rectangle.

1.2. Hotel Concept


a. The concept and decoration
Overall, the concept of our hotel belongs to the Indochine style - a type of ancient French
architecture that was imported and popularly built in the Indochina peninsula in the 19th - 20th
centuries. Therefore, when the guests enter the Hotel, customers will feel the nostalgia coming
from the space that recreates architectural art from tens or hundreds of years ago.
Regarding the main color tone, the hotel will have bright, warm yellow along with white,
cream and black. This is a color palette often found in Indochine architecture, the main purpose
is to bring a feeling of nostalgia, and warmth but also luxury and spaciousness.
Regarding the interior, the hotel will arrange French or Saigon-Indochina-style furniture
to suit the concept. Interior materials also need to be carefully prepared and are mainly made
from wood, with alternating dark and bright tones to help keep the space from being boring
and attract the eye. Besides, the shape of the cabinet is also designed to be minimalist but
luxurious to recreate the true Indochine style.

As for the decoration, the hotel brings a unique highlight and tells its interesting story
through the hotel's decoration, which mainly uses bricks and tiles. The tiles used by the hotel
all originate and are processed in Vietnam. Among them, tiles of the Nguyen Dynasty are the
most prominent components among countless other types of ceramic tiles.
There are two main types of Nguyen Dynasty tiles: terracotta tiles and glazed terracotta
tiles. Some commonly used types are yin tiles, yang tiles, lapis lazuli tiles, cinnamon bark tiles,
nose tiles, curtain tiles, and mat tiles.

Particularly lapis lazuli tiles - luu ly tiles have been formed and developed for quite a long
time with a few main colors such as royal tile, blue tile, and jade tile. This tile originates from
China, but Vietnamese people have produced and used this material for a long time, and after
Hue was chosen as the capital, the history of lapis lazuli tiles was formed and the first history
page was written.

In addition, the hotel also uses encaustic tiles originating from France. It was imported
in the last decades of the 19th century and gradually became a long-standing standard in the
interior decoration industry in Vietnam. Indochina imprint, nostalgia. Besides, the decoration
can use Ky Ha geometric motifs, Hoi Van motifs, plant motifs and Chinese characters to
enhance traditional Vietnamese culture and clearly express the Harmonious interference
between European, French and Vietnamese arts.

The way to decorate with bricks and tiles is also completely new. Not only used to
cover floors in hotels, but tiles can also be decorated on walls and tables as a floating display
item with many different presentation motifs such as placing multiple pieces of tiles to create
a picture, alternating tiles, and tiling. 3D style, wavy patterned tiles, and tile mosaics to create
display objects and paintings. Decorations can also be Vietnamese art paintings or paintings
of the Indochina period, patterned vases, and nostalgic home decoration items of the
Indochina period.
b. The name of the hotel
Our hotel was built and operated under the name La Tuile Boutique Hotel. So the reason
we took this name is because the word "La Tuile" in French means "tile" in English and "gach
ngoi" in Vietnamese. With a hotel name starting with a French word, our hotel will reflect the
true Indochine style - a style originating from France and with that, using tile as the name for
the hotel is the most suitable perspective for the hotel to convey its tiles story behind in the
most direct, clear and impressive way.
c. The story behind
La Tuile Boutique Hotel is a 3-star boutique hotel with Indochine style, providing guests
with a comfortable, highly aesthetic and nostalgic resort space. Taking materials from French
architecture and bricks and tiles in Vietnamese culture, La Tuile Boutique Hotel builds a
gateway to bring guests into the world of the past. Not only does it revive the glorious decade
of Saigon - Gia Dinh through recreating French architecture that is both modern and nostalgic.
Most especially, La Tuile Boutique Hotel also tells the historical story of ancient Saigon, from
exhibits imbued with traditional Vietnamese - Indochina decorative arts such as paintings,
ceramics and especially tiles. .
The tiles used by the hotel all originate and are processed in Vietnam. The reason why
the hotel wants to target this type of material to serve the decoration and highlight the hotel is
that during the Nguyen Dynasty, the presence of brick and tile products was much more
focused than other materials. different periods, and it can be said that this was the most
prosperous period in the history of Vietnamese bricks and tiles because the Nguyen Dynasty
used them commonly in the construction of Hue royal architecture. Therefore, this material will
be like a beautiful image, both traditional and solemn, making customers feel like they are
living in a royal palace of the Nguyen Dynasty during the most prosperous period and being
treated like royalty. royalty and nobility in the space of intersection between Western and
Eastern art styles.
Besides, the contrast between the French-style exterior and the interior decorated with
Vietnamese tiles and the Front Office's ao dai uniform is a profound metaphor, representing
"French protection in Indochina." - Vietnam in the late 19th and early 20th centuries. The large

exterior is the French protection for the small but beautiful country and people of Vietnam
through the decoration of Nguyen Dynasty tiles, ao dai uniforms, and furniture with Vietnamese
materials.
The meaning of the story
La Tuile Boutique Hotel conveys to domestic Vietnamese customers - a slow lifestyle in a
nostalgic, peaceful space in the heart of a bustling, bustling city that is gradually being heavily
concreted. And brings a wonderful and interesting experience to international tourists when
this place is the intersection between modern society and ancient lifestyle, leading customers
to learn about Saigon-Gia Dinh, the history of brick and tile, reminisce about old memories of
the city, and feel the brilliant and harmonious combination of French architecture and
traditional Vietnamese culture.
d. Logo
The hotel uses a logo with a bright, warm yellow-brown color and black as the main
colors, including the full hotel name, star level and style the hotel wants to aim for with the
typical symbol being an image of bricks and tiles designed with Ky Ha motifs. In order to
express the correct image that the hotel wants to build, it is “Using the tiles as a measure to
best serve customers”. In addition, the font of the word "La Tuile" was also chosen with a
flexible design to express the uniqueness and aesthetics that are clearly emphasized for the
entire operation of the hotel.

e. Uniform
Front Office Department
Uniforms for the front office and Spa are sewn from linen fabric woven from flax stalks.
This fabric is environmentally friendly and biodegradable. The uniform color is yellow to match
the main tone of the hotel as well as create a cozy overall look.
The ao dai for Front Office is sewn in an innovative style with a short hem, keeping the
traditional features of the Vietnamese national costume while mixing in modern features. In
addition, modern ao dai sewn with linen will help employees move and work comfortably
because this is a soft and airy material thanks to its structure with many gaps, allowing air to
easily flow in and limit discomfort and heat. The pattern printed on the edge of the ao dai is
miniature Ky Ha geometric patterns to harmonize with the style of the Indochine hotel. Along
with that, the left chest is embroidered with the logo and hotel name.
The Spa Uniform has the same color and stretchy fabric material to bring comfort, while
the Spa uniform has a design with short sleeves, long pants, round collar, spacious and airy
but still standard in form. From there, it enhances the aesthetic beauty of spa services, both

neat and professional. They also have Ky Ha geometric patterns printed on the edge of the
uniform, along with the left chest embroidered with the logo and hotel name. And it can be said
that the Spa uniform is a modernized ao dai from the Front Office uniform.
Meaning: The hotel aims at a traditional Vietnamese costume but with innovation
following modern trends to show harmony without "dissolving". Introduce the traditional beauty
of ao dai to international visitors. Bring a feeling of luxury and class, creating a polite and noble
space for the hotel. Make a difference and an impression as a material that conveys the story
of La Tuile bricks and tiles.

With the Security uniform, a beige shirt and long pants to match the tone of the front
office, comfortable and easy to move, easy to work is suitable. Also, on the shoulder of the
staff will have epaulets.

The last member of the Front Office department is Pool Security. They will wear yellow
polo shirts and red shorts to make them comfortable and attracted while working, especially
when swimming in the pool.

Housekeeping Department
Although they are not representatives of the Hotel, the housekeepers play an extremely
important role in the hotel. They are the ones who take on the work of maintaining the
cleanliness of the hotel, contributing to bringing the best quality service and a beautiful image
to the hotel. Therefore, housekeeping uniforms contribute significantly to building a beautiful,
polite and professional image of the hotel in the eyes of customers.
The Housekeeping uniform uses a muted palette of brown, beige, and light orange,
providing a subtle and stain-concealing appearance. Crafted from a durable cotton-polyester
blend, it offers excellent dust resistance, ease of cleaning, sweat absorption, and a polished,
anti-wrinkle finish. The design features a moderate slim fit with straight sleeves, a tidy hem,
and geometric motifs inspired by the Indochine style. Embroidered with the hotel's logo, name,
and a personalized nameplate, the outfit exudes professionalism. The straight-leg pants, with
a high waistband, prioritize comfort and elegance. This simple yet stylish design aligns with
the hotel's Indochine aesthetic, creating a professional and comfortable look for staff.

Engineer and IT Department


To maintain the hotel, Engineer and IT department is indispensable. They are the
people who fix all of the machines, take care of the system and keep the hotel running well.

Not like other departments, Engineers and IT uniforms required some special requests to
protect the staff.
Color: Grey and orange
+ Engineer and IT usually work in a place that has so much dust, so the grey
color will make the uniform look less dirty.
+ The light orange will fit with the hotel concept
Material: Kaki
+ Breathable, absorbs sweat
+ Durable, comfortable
+ Safe (electrical insulation, minimize collisions)
Design:
+ Short sleeves, turn-down collar, zippered shirt with cover: very basic, neat and
polite, makes the staff feel comfortable while working
+ Chest pocket: Convenient for the engineers to put their tools while working.

Food & Beverage Department


In the Food & Beverage department, they can be divided into two small groups. First
is the kitchen group, they have to work in a hot space, and have to expose with oil and fire. So
their uniform required a comfortable, breathable, sweat-absorbent.
Kitchen uniform includes clothes, a kitchen hat, and an apron.
Color: Black
+ Formal. look less dirty
+ Fit with the hotel concept
Material: Kaki
+ Breathable, absorbs sweat
+ Durable, comfortable
Design:
+ Traditional, like the kitchen in the Indochine period
+ Long sleeves: Avoid oil splashing on your hands

The second group is the serving group, consisting of Restaurant and Bar. Like the
Front Office, the waiter and waitress are also the face of the hotel, so their clothes need to be
formal and consistent with the hotel concept - Indochine.
Color: Black with yellow details
Material: Cotton
Design:
+ Man: shirt with the top tie waiter vest
+ Women: Ao dai
+ Formal, luxury, traditional and elegant
+ Easy to move
Bartender: their uniform is a shirt, long pants with an apron. That is totally enough for
the beautiful, formal Bartender.

1.3. Vision and mission

- To be a hotel of choice for domestic and international tourists, especially those who
are passionate about Vietnam Culture, Indochine.
- To become a reliable accommodation provider in Ho Chi Minh City.

2. The layout

2.1. The total layout of the building


Based on the image and overall total building diagram, our hotel building will have a total
of 9 floors with, G floor, M floor, a rooftop and a basement. So that if each floor has 512 m2,
the total area for the entire hotel would be 5,872 m2.
The total building will be divided into 2 main types of operating floors:
- The first 4 floors (including the mezzanine floor - M floor) with rooftop and basement
are the floors for welcoming guests to use services at the hotel as well as being a
centralized working place for all levels of employees (2nd floor - Back Office Area).

- The remaining 6 floors of the building are areas including 80 guest rooms. This will be
a separate place from the remaining floors because this is a private resting place for
customers and the main source of profit for the hotel's operations.
And the detailed layout will be provided in the annex.

2.2. Layout of the basement with kitchen


Most of the basement will be the kitchen area with a total area of 186m2. The ramp is
4m wide, spacious and easy to transport new food ingredients into the warehouse.
The kitchen is arranged according to Assembly Line Layout to create convenience when
cooking as well as to avoid cross-contamination and the food will be transported directly to the
1st floor (restaurant and banquet) by food elevator. The kitchen is divided into 5 main areas
with specific areas as follows:
● Storage (4 x 7)
● Washing area (4.5 x 6)
● Food preparation (5.5 x 6)
● Meal cooking (6 x 7)
● Service area (6 x 7)
In addition to the kitchen area, the basement also includes: Electrical central (3x4),
Generator storage (3x5), Engineer office (4x6) and HK storage (8x9). The restroom area (4x8)
is located outside so that all employees and delivery people can use it.

2.3. Layout of the front office and lobby area


In general, the Front Office Department is completely on the G floor located in the La
Tuile Boutique Hotel. The Department on G floor is mainly divided into 3 main areas, which
are the Front Desk and Lobby including Front Desk, FO Room, luggage room, pantry, lobby;
Sitting Area and Security room with some other areas such as two elevators for guests, a
freight elevator for employees, emergency exits, restrooms for guests and restrooms for
employees
And the detailed Front Office and Lobby Area layout will be provided in the annex. Below are
some informations about the area and size of each area included in G Floor:
● Entrance door (4m)
● Front Office Room (38m2)
● Luggage room (8m2)
● Pantry (8m2)
● Guest WC (2x16m2)
● Security room (36m2)
● Staff WC (2x6m2)
● Stairwells (15m2 3x5)
● Staff and goods loading elevator (2x2,2)
● Food elevator (1x1)
● Guest elevator (1,6x1,8)

2.4. Layout of the spa


The Spa room is located entirely on the M floor of the building with an area of 135 m2
(9x15) out of a total area of 240 m2 (16x15) on the M floor. In general, the Spa room has an
entrance with a small reception desk. The interior is divided into many small spaces to serve

all 5 types of services available here, so that it will have a scale including: 4 massage beds
with shampoo basins attached, 2 sauna rooms (2x2 4m2 capacity 2-3 people), 4 foot bath
seats, 3 hair drying salon chairs along with a reception desk, storage, dressing area. area.
And the detailed Spa layout will be provided in the annex

2.5. Layout of the restaurant and banquet


The restaurant and banquet are located on the first floor for customer convenience.
The restaurant is 195m2 (3x17) + (6x24) wide, with a maximum capacity of 130 guests
including 25 4-seat tables and 15 2-seat tables. Right at the entrance to the restaurant there
is a reception desk for management.
Right next to the left is a banquet with an area of 119m2 (7x17). This is the place to hold
conferences or small parties with a maximum capacity of up to 100 people.
For convenience in setting up parties, the F&B warehouse is located on the same floor
with an area of 42m2 (6x7).

2.6. Layout of back office area, staff locker, and canteen


The back office has 4 mains area, including:
+ Back Office: Human Resource room (18m2); Sales & Marketing (30m2); Finance
(36m2), General Manager (18m2) and Engineers and IT office (24m2).
+ The Staff locker (or changing room) consists of two rooms, one for males and one for
females. Each room has an area of 56m2. The changing room has a large locker room
(5348 x 1860 x 500) with 42 lockers (620 x 382 x 500). As well as the lockers, each room
has a restroom area which includes 11 toilets (0,7m2) and 8 small bathrooms (1m2).
+ The canteen area (72m2): can contain a maximum of 26 staves. Staff in the hotel can
take turns using the canteen. Besides, in the canteen, there are two restrooms.
+ Housekeeping Storage: The storage where staff can find linens, pillows,
complimentary, amenities, etc.

2.7. Layout of room hotel


La Tuile Boutique Hotel has 80 rooms with 40 Standard Room (22 m2), 24 Superior
Room (30 m2), 12 Deluxe Room (36 m2) and 4 Suite Room (45 m2). Following La Tuile Hotel’s
concept - Indochine, all the rooms are decorated to create a warm, welcoming feeling imbued
with cultural beauty. La Tuile Hotel can serve a maximum of 160 guests (not including extra
beds guests and children).
Vietnam is currently a growing Ceramic tile producer, ranking first in production output
in Southeast Asia and is targeting the international market. Not only that, the hotel’s Indochine
concept and using lapis lazuli tiles as a highlight, the hotel takes the names of popular tiles
with Vietnamese people for room names as a way to introduce and promote them. Therefore,
La Tuile Hotel 4 types of rooms are respectively named: Céramique, Porcelaine, Marbre and
Granit.
All the detailed information about Room Informations, Benefits, Room Plan and Floor
Plan are included in the annex.

2.8. Layout of the rooftop with bar and pool


The top floor of the hotel (9th floor) is where guests can relax with a bar and swimming
pool.

The area of the bar mixing area alone is 40m2 (5x8) and can serve up to 49 guests at
the same time. Guests can choose to sit right at the bar counter or at the square table below.
The swimming pool (4x10) is available free of charge for in-house guests and is from
0.4m to 1.2m deep. Besides, there are 5 sun loungers for guests to sunbathe.
Right next to the staff ladder is a small storage area to store drinks, bar items and
swimming towels.

3. The build plan

3.1. The electrical, plumbing, and HVAC systems locations


The electrical system:
- Is placed in Electrical central room including Main distribution board, submain power
supply to distribute power to all areas of the hotel, automatic transfer switch, etc.
- Electrical central room acreage: 3 x 4 = 12m2, placed at B Floor for guests and staff's
safety.
- Only Hotel’s engineer staff and manager can access this room due to high risk
characteristics.
The plumbing system:
- Water tank located on the roof of 9th Floor.
- Drainage system including water drain, grease trap and food particles will be located
under B floor and is disposed before entering the national wastewater system.
- All water fixtures are wall - recessed throughout the Hotel’s building.
- The fire sprinkler system is connected to plumbing system for Hotel’s safety
- Installation of protective equipment such as backflow preventer, water filtration system,
water conservation devices and leak detection device for advanced water
management.
HVAC system:
- Air conditioning system and Ventilation system are located throughout the Hotel’s
building including: public areas for serving guests, guest rooms, kitchen, office areas
and corridor
- Various types of air conditioner and ventilation are applied for specific areas of Hotel
for maximum efficiency with appropriate profile for designing our Hotel.

3.2. List of safety equipment (such as fire alarms, sprinkler systems, and emergency
exits)
- Exit system including exit door, exit sign and emergency lighting system using backup
power from generator when the power outage happens.
- Fire safety system including fire safety equipment (such as smoke/heat detector, call
point, fire alarm, strobe light, control panel), sprinkler system connecting to plumbing
system and fire extinguisher with some specific class that are appropriate for our Hotel
context.

3.3. List of hotel systems (including phone lines, Wi-Fi, and security cameras)
- Phone lines for guest rooms and internal use for staff’s communication: 10 voice lines
with specific numbers for connecting each department.
- Internet - WiFi system is installed by Router placed on G Floor and 2 network
transmitters for each floor for high-speed, accessibility and easy to manage. WiFi
comes with a network package for Hotel for monthly purchase.
- Security system including camera system (such as dome camera, bullet camera and
monitor) and key card access system for Hotel’ guests and staffs.
