Goal No 5
To develop a business plan to set up a hotel business between 2025 and
2027
Executive Summary
The hotel to be known as Vun2205 will be located in Yola, Adamawa
state Nigeria. It will be a 40- room hotel bungalow model that will provide
luxury to visitors, tourists, in yola the capital city of adamawa state
The hotel will be ranked amongst the best top three hotels in the state
in 5 years from inception
Primarily, it will provide amongst others
- Luxury en suite rooms, spa, boutique, gym, business centre and a
swimming pool
Company Description
Vun2205 will be incorporated as a sole proprietorship venture within potentiality
to go into partnership in ten years.

The company will be headed by a president who will serve as ceo of the company
with a management team consisting of vice president, hotel manager, hotel
accountant, marketing manager, maintenance, coordinator and quality control
manager.
The hotel is unique because of it’s choice of location in a hybrow area of the
city close to a military formation for security consciousness. It’s location is also
market sarvy because of it’s proximity to three higher educational institutions,
namely American University of Nigeria Yola, Federal Polytechnic, Yola and a
campus of Nigeria Law School

Market Analysis
The hospitality industry is dynamic and continually evolving, influenced by
technological advancement, changing customer preferences, and global events.
Hotels are implementing energy waste and energy efficient systems
- Guests are looking for eco- friendly accomodations, such as those using
renewable energy sources and offerering sustainable amenities. The
hotel will provide such an environment with solar power installations
and a green environment with trees planted in and out of the hotel
- With time, the hotel will implement online booking and mobile check-
ins
- Personalization is key to offer individual guest preferences for instance;
choice of food, room settings and accurate local experiences.
- The hotel will provide a work friendly environments, such as co-working
spaces and high speed internet.
- These will be emphasis on hygiene and protocols to reassure guests.

MARKETING STRATEGY
A robust and aggressive marketing strategies would be deployed in
running the affairs of Vun2205
- Hotel website will be user friendly, mobile- responsive with high quality
images, virtual tours and easy booking options
- Platforms like Instagram, Facebook Twitter will be utilize to engage with
potential guests.
- Mailing list will be created to send personalized special offers, updates,
newsletters with special offers.
- Partner with (OTAs)- Online Travel Agencies e.g Booking.com to increase
visibility and reach a broader audience.
- Loyalty programs to be develop continuously to encourage repeat
bookings. The hotel will offer incentives such as discounts, exclusive
experiences for returning guests.
- Partnerships and collaboration with local business will be formed such
as restaurants, events, organizers, tour operators
- PR activities to be engaged to build Vun2205 reputation, This can
include; hosting events, participating in community activities, and
reaching out to journalists for coverage
- We will encourage guests to leave positive reviews on platforms like
Tripadvisor.
- Seasoned promotions with special packages will be done frequently
during off-peak periods to attract guests.

Operations Plan
The hotel will consist of three guest rooms and suites, twenty standard
rooms and ten deluxe rooms.
Vun0522 will operate a 24/7 resaurant, bar/lounge. Additionally the
following will be available in the hotel
- SPA/ wellness centre well equipped
- Swimming pool for guest
- Space for meetings, seminars and corporate events
- Gift Shops
- Laundry services
- HSE equipment
- 24hours surveillance camera
- For day to day operations of Vun0522, The hotel will hire the following
cadre of staff
*General Manager: Oversees all hotel operations, set strategic direction,
ensure financial performance.
*Front office manager: Manages front desk operations including
reservations and guest services
* Sales and marketing manager: Develop and implement strategies to
attract guests and increase revenue
*HR/ Finance Manager: Manages recruitment, training, employee relations
and compliance. He is to handle budgeting, financial reporting and payroll.

*The hotel will require the services of receptionists, front desk managers,
house keepers, maintenance staff, bar manager, bartenders, chefs,
waitstaff, security personel, lifeguards (swimming pool)
The recruitment strategy will ensure the people are brought in based
academic qualifications, experiences for character. Recruitment portals will
be used in hiring using popular job sites and hospitality specific platforms,
we will also engage local community leaders for some jobs.
There will be a comprehensive training program to onboard new
employees and ensure thery understand hotel standards and procedures.

Financial Plan

The overall sum of five hundred million naira will be required to set up the
hotel business. This money will be sourced from my retirement benefits
which in estimated to be about four hundred and fifty million naira
(450,000,000) by 2027.
Additional funding will be sourced from borrowing and current savings.

 Details of projected income statements for the first three years (2025-
2027) will contain cashflow projections, break-even analysis and risk
analysis

* Development milestone
Year 1 (2025): Focus on securing part funding, finalizing location and beginning
construction
Year 2 (2026): continue construction, begin hiring key staff and start marketing
efforts
Year 3 (2027): Complete construction, conduct a soft opening, and officially
launch the hotel by December 2027
