DEED OF ABSOLUTE SALE
This DEED OF ABSOLUTE SALE made and executed on this _____ day
of ________________ 2023 at Tanauan City, Batangas, by and between:
RIO LUCERO MENDOZA and JOY LUCERO MENDOZA, both of legal
age, Filipinos, single and with residence address at Barangay San Isidro Sur.
Tomas City, Batangas, herein referred to as “VENDOR”;
- and -
ALEXANDER CHING ANG, of legal age, Filipino, married to Yueming
Cai and presently residing at J.P. Laurel St., Poblacion, Malvar, Batangas,
herein referred to as “VENDEE”;
Witnesseth:
WHEREAS, the VENDORS are the owner of a parcel of land located at
Barangay San Isidro Sur, Sto. Tomas City, Batangas, covered by Tax
Declaration with No. 10-26-013-01545, with an area of Two Thousand Five
Hundred Fifty Three (2,553) square meters, more or less and particularly
described as follows:

Boundaries:
North: ALN 007 (11311) South: ALN 009 (11313-A), 010 (11313

WHEREAS, the VENDORS had offered to sell the above-described
property and the VENDEE agreed to buy the same for the consideration and the
terms and conditions set forth herein below;
NOW, THEREFORE, for and in the consideration of the aforesaid
premises and more specifically of the sum of ONE HUNDRED TWENTY
SEVEN THOUSAND SIX HUNDRED FIFTY PESOS (P127, 650.00) whereof is
hereby acknowledged in full from the VENDEE to the entire satisfaction of the
VENDORS, the said VENDORS do hereby SELL, TRANSFER, and DELIVER,
in a manner absolute, in favor of the VENDEE, his heirs, assigns and
successors-in-interest, the said property including all the VENDORS’ rights,
interests, and claims therein.
That the VENDORS hereby warrants valid title to and peaceful
possession of the property herein sold and conveyed and further declare that
the same is free and clear of all liens and encumbrances of any kind
whatsoever.
That all the expenses, fees, costs and taxes such as Capital Gains Tax,
Documentary Stamp Tax, Transfer Tax and Registration Fee shall be
shouldered by the VENDEE.
