3. Financial Feasibility: In this section, we will work out the financial analysis, NPV
calculation and the sensitivity analysis to check out, if the costing incurred is feasible or not
for the project.
a) Financial Analysis:
b) NPV Calculation:
c) Sensitivity analysis: Sensitivity analysis is a tool used in financial modelling to examine how
various independentvariable values affect a certain dependent variable in a given set of
circumstances. Financialanalysts most frequently utilise a financial sensitivity analysis, also called a
what-if analysisor a what-if simulation exercise, to forecast the outcome of a certain project.

4. Legal and Environmental Considerations:
In India, the zoning regulations and the land-use permissions typically fall under the purview of
local municipal authorities or development authorities. By contacting the Dehradun Municipal
Corporation for zoning details, it will be easier for me to progress with the smooth legal
process.Dehradun’s master plan outlines the land use for various areas, including residential,
commercial, industrial, and mixed-use zones. By verifying whether the proposed location falls
within a zone that allows commercial activities, particularly for service-based businesses like car
washes. So by Checking Specific Zoning Requirements for Car Wash Center will make this car wash
project eligible with no doubt , beacuse some areas may have restrictions or specific requirements
for businesses that use large amounts of water or discharge wastewater. If the proposed site meets
the criteria for establishments handling water treatment and disposal will ensure the timely launch
for the car wash center. Also by consulting the Environmental and Water Management Regulations
this Car wash centers often require compliance with environmental regulations, particularly around
water usage and wastewater treatment that may need to consult with the Uttarakhand Pollution
Control Board for guidelines on wastewater disposal. After confirming that the area is zoned for a
car wash, you will need to apply for permits. These may include business licenses, environmental
clearances, and approvals for water and sewage connections. To Seek Legal Counsel it may also be
beneficial to consult a local legal expert specializing in real estate and business regulations to
ensure all zoning and permit requirements are met.
