This agreement is executed on this 10-02-2024 between Gokulam Architects & Interiors
having its registered office at Thodupuzha represented by managing Director Mr. Gokul
Jayachandran(herein after referred to as the first party ) And Ms. Manju Radhakrishnan
KIZHAKKEPPARAMBIL(H)Thodupuzha East P.O Kanjiramattom Pin:685584 (herein after
referred to as the Second party )
And whereas the second party intends to entrust the work of his residential building to the
first party as mutually agreed between the parties with the following terms & conditions
The rate for the work of the residential building with all cost of material and labor charges as
per the plan and specification is Rs.9500000.00/-(AMOUNT IN WORDS: NINETY-FIVE
LAKHS ONLY)
The terms, conditions, and specifications are given below.

TERMS & CONDITION
1. Required water & electricity at the site at the owner’s own risk and expense.
2. Necessary advance is required on time, as per agreement.
3. Maximum time for the completion of the work is 8 Months from the date of
signing the contract.
4. The client is responsible for solving all union issues that occur at the site
during construction.
5. Settle the final payment within 7 days from the completion of work.
6. Safety of workers is a factor belonging to the contractor in all phases until
completion.
7. Selection and purchase of all materials should be jointly by the owner and the
contractor.
8. If the client's choice is higher than the quoted amount, then pay the additional
amount for the material as the extra amount.
9. Any delay due to the rains/storms/cyclones etc. will not be considered as the
working period as mentioned above in the agreement.
10. If any delay from the second party due to delivery of cash on time or by
other means during work, the second party is liable to compensate for the same
to the first party.
11. If any increase in the cost of construction material occurs within six months,
from the date of signing the agreement, the final Rate may alter accordingly.
The rate may be fixed after a meeting with the First Party & second party in the
presence of a witness.
12. Curing will be done 2 times daily.
13. The below mentioned Rate is without GST

WORK PATTERN
GROUND FLOOR
1. Set outing & marking.
2. Earthwork excavation for column footing & D.R Foundation as per structural detail.
3. PCC 1:4:8 for column Footing,10cm thick using 40mm broken stone & M-Sand.
4. Column footing as per structural design with 1:1.5:3 mix using quality 20mm broken stone
and m-sand.
5. Column rising to plinth beam bottom level.
6. Plinth footing as per structural design with 1:1.5:3 mix using quality 10 mm broken stone
and m-sand.
7. Random Rubble basement work up to 30 cm in height as per structural detail,
8. R.C.C belt of height 15 cm over Random Rubble Masonry.
9. Brick work with quality (30cmx10cmx10cm size) solid blocks (30cmx10cmx15cm size)
for the main wall in CM 1:6 and the partition wall 10cm thick with quality solid bricks
(40cmx10cmx0cm size) up to Lintel level.
10. RCC Lintel beam concreting as per structural design with 1:1.5:3 mix using quality
10mm broken stone and M sand.
11. Sunshade concreting as per design with 1:1.5:3 mix with quality 10 mm broken stone
&M-sand.
12. Brick work with quality Laterite brick (30cmx10cmx10cm size)or solid blocks
(30cmx10cmx15cm size) for the main wall in CM 1:6 and the partition wall 10cm thick with
quality solid bricks(40cmx10cmx0cm size) up to Ground floor slab level.
13. RCC Slab (10 cm thick) concreting for Ground floor as per structural design with 1:1.5:3
mix using quality 10 mm broken stone and M sand.
14. Floor PCC with 1:4:8 using 10 mm broken stone& m-sand
FIRST FLOOR
1. Brick work with quality Laterite brick (30cmx10cmx10cm size)or solid blocks
(30cmx10cmx15cm size) for main wall in CM 1:6 and partition wall 10cm thick with quality
solid bricks(40cmx10cmx0cm size) upto Lintel level.
2. RCC Lintel beam concreting as per structural design with 1:1.5:3 mix using quality 10mm
broken stone and M sand.
3. Sunshade concreting as per design with 1:1.5:3 mix with quality 10 mm broken stone &M-
sand.
