The following scope of works includes but is not limited to:

• Supply and installation of fibre cable reticulation to villas as per schematics.

• Supply and installation power – security – access control – CCTV and intercom systems
for entry gates. Note: Supply and installation of internal villa intercom by Villa Electrical
Contractor.
• Fibre Optic Testing.
• Installation of Chorus/Downer free issued pits and duct system for Chorus fibre
network.

The following Guarantee periods apply: Fibre Network-5 Years

INCOMING FIBRE NETWORK:

The Contractor shall facilitate the installation of incoming fibre. This shall include the
installation of fibre from the COMMS SHED/IT Room to the fibre cabinet and site reticulation as
per plans supplied by Chorus or similar entities.

The contractor is also responsible for the installation of all fibre and security cabling as
indicated on the drawings. The contractor shall refer to the Arvida specifications for the specific
requirements.

The contractor shall coordinate to organize delivery of the ducting and fibre hardware during the
construction. The contractor shall install the incoming ducts from the network connection as
shown in the Electrical drawing.

The service routes are shown in typical form and may need to altered to suit the site conditions
and other underground services.

In most cases, ducts must be placed in straight lengths with large radius bends at direction and
riser position changes. To prevent damage and deformation and produce a solid cover surface
that is level with the surrounding area, the backfill material, profile, and compaction system
must be compatible with the ducts. Reference shall be made to the typical trench cross
sections in the Electrical drawing.

Provision has been made for fibre reticulation into this development. These shall be lead in type
fibre cables, with air blown fibre optic cables (ABF).

ARVIDA PRIVATE FIBRE NETWORK:

Arvida provide voice and internet service through a private passive fibre (GPON) solution, each
villa is to be provided with 2 Cores of single mode fibre terminated with SC/APC. Once core is to
be used by the MATV service (Match Master), the secondary core is to be allocated to ONT
device to be supplied by Arvida IT department.

The fiber optic cabling network has been designed to provide a mirrored network for the delivery
of a GPON network and MATV. The campus communication pillar (CCP) is designed to manage
the distribution tubes and fibers feeding the Villas for the Villa GPON and MATV networks. The
contractor shall allow Communication Inspection chambers (IC) as shown in the electrical plan
for the maintenance service.
The single 7/3.5 lead-in duct is to be connected to the External Test Point (ETP) located on the
outer wall of the villa. The location of ETP shall be coordinated with the Main Contractor. A pre-
terminated 2 core armored cable is prewired from the villa's home wiring board (media panel) to
the ETP. This must be accessible for initial installation and future maintenance. Note: Supply
and installation of internal villa fibre optic cabling by Villa Electrical Contractor.

Appropriate duct couplers must be used at each transition point in the blown fiber ducting
network. At the beginning and end of each link, the duct must be sealed using Hexatronic gas
seals. All ducts must be sealed after initial installation to prevent the ingress of water or dirt into
the micro duct. It is recommended to install a heat shrink cap on the 24-way duct at the far end
of the network.

The Passive PON cabinet fibre management is also to be correctly designed with internal fibre
routing to ensure long term protection of internally routed fibre cable.

All fibre tubes are to be labelled indicating the assigned cable number and inner duct number.
Approval of numbering system to be sort prior to final installation and sign off.

The fibre mapping shall be designed and confirmed with Arvida IT.

Fibre optic cabling shall be tested in accordance with AS/NZS 14763.3 and the following
requirements. At a minimum, a Tier 1 Optical Loss Test Set (OLTS) shall be used to measure
insertion loss, verify link loss, and perform a continuity check of the fibre optic network. If the
OLTS test results exceed the allowable power loss budget, the link shall be further investigated
using an Optical Time Domain Reflectometer (OTDR) to identify the cause or location of the
fault.

MAINTENANCE:

Provide an A4 maintenance Log Book for all service requirements. The Contractor shall ensure
that the logbook is correctly filled in at each service visit. A representative of the Owner must
sign this at each visit.

• The installation shall be serviced and maintained free of additional cost to the Owner for
a period of one year from practical completion.
• Maintenance shall be carried out in accordance with the equipment supplier’s
recommendations.

Maintenance shall include 

• Routine inspection of the entire installation to ensure correct functioning. 

• Replacement or correction of defective components, equipment, materials,
workmanship.
• Maintenance of all items which require periodic inspection adjustment, lubrication, etc.
• Prompt callouts to any faults that may occur during the maintenance period. The call
out service shall be a 7 day per week 24-hour service.
