Subject: Notice of Eviction for Non-Payment of Rent, Unpaid Agreement Charge,


Failure to Communicate, and False Claims of Repairs

Dear Altaf,

This letter serves as a formal legal notice for the termination of your tenancy at the
property located at B-302, Avani Tower Chs Ltd, Behind Ideal Tower, Mira Road East,
Thane, 401107, in accordance with the terms and conditions outlined in our Leave and
License Agreement (Document No. THN5/12169/2024) dated 30/06/2024

Reason for Eviction:

1. Non-Payment of Rent: As of today, you have failed to pay rent for October 2024
and November 2024, which remain unpaid. Rent is due on the 5th of every month
as per the lease agreement. The rent for the months of October and November
2024 is ₹11,000 per month, bringing the total outstanding rent to ₹22,000.

2. Unpaid Agreement Charge: In addition to the unpaid rent, you have also failed to
pay the agreement charge of ₹1,250. This charge was due as part of the lease
agreement and remains outstanding.

3. False Claims of Repairs: You have made false claims regarding repairs being
conducted on the property without informing me, as required by the lease
agreement. This unauthorized action violates the terms of the agreement and
raises additional concerns.

4. Failure to Communicate: You have failed to attend any phone calls made to you
over the last week, despite being provided extensions to settle the overdue
October rent on November 25, 2024, December 1, 2024, and December 5, 2024.

Furthermore, I, along with my wife and daughter, require the property for our personal
use. Therefore, you are hereby notified to vacate the premises by January 6, 2025. As per
the terms of our lease agreement, you are hereby given one month’s notice to vacate the
property and remove all your possessions by January 6, 2025. Failure to comply with
this notice will result in legal action being taken to enforce the eviction.

During the notice period, you are required to continue paying rent as agreed upon in our
lease agreement. If you fail to provide the rent by January 6, 2025, your security deposit
of ₹40,000 will be adjusted to cover the outstanding rent, including three months’ rent
(₹33,000) and the agreement charge (₹1,250). Additionally, any unpaid electricity bills or
damages to the property will be deducted from the deposit. If the deposit is insufficient
to cover these charges, legal action may be taken to recover the balance.

Please note that your failure to vacate the property by January 6, 2025 will be
considered trespassing, and appropriate legal measures will be taken.

Finally, please be advised that Agent Javed, who is assisting in the matter, will not be
taking any brokerage from you.

This notice is also being sent to you by registered post for your acknowledgment. Kindly
acknowledge receipt of this notice and confirm your intention to vacate the property by
