CONTRACT TO SELL
KNOW ALL MEN BY THESE PRESENTS:
This CONTRACT TO SELL, made and executed by and between:
1. JOSELINE LACHICA CAPISTRANO, of legal age, single/married, Filipino and with
postal address at 836 Blk. 53 L2 Bagong Nayon II, Brgy. San Isidro, Antipolo City, Rizal,
authorized representative of the OWNER, hereinafter referred to as the SELLER;
-and-
1. REDENTOR VILLANUEVA DALUSONG, of legal age, single/married, Filipino and with
postal address at 2173 Karapatan St., Sta. Cruz, Manila, hereinafter referred to as the
BUYER;
WITNESSETH:
A. That the Seller is the representative of the registered owner of that certain parcel of land
with improvement under Transfer Certificate of Title No.R-9168, together with all the
improvement thereon, situated at Antipolo, Rizal, with an area of NINETY SEVEN SQUARE
METERS AND THIRTY FOUR SQUARE DECIMETERS (97.34 sq. m.) more or less and
more particularly as follows;

B. That the Sellers are desirous of selling said parcel of land with improvement to the
Buyer as hereinabove stated in the amount of TWO MILLION AND FIVE HUNDRED
THOUSAND PESOS (PhP2,500,000.00) only, and the latter Buyer agrees to acquire the same
from the former, subject to the terms and conditions herein below specified;
1. That SELLER agreed to sell the said property to the BUYER in the total amount
TWO MILLION AND FIVE HUNDRED THOUSAND PESOS (PhP2,500,000.00)
only net and the BUYER shall give 10% of the total amount with an equivalent of
TWO HUNDRED FIFTY THOUSAND PESOS (PHP250,000.00) as the down
payment and shall be payable upon signing of this Contract to Sell;
2. That the earnest money or the aforesaid amount shall received by the seller’s
representatives, in cash basis or if ever the representative, principal/s must sign and
submit also their Special Power of Attorney authorizing them to sign and receive the
said amount;
3. That the outstanding balance of TWO MILLION TWO HUNDRED FIFTY
THOUSAND PESOS (P2,250,000.00) shall be given once the condition of BUYER
satisfied, where the SELLERS need to vacate the said premises and NO ONE shall be
left to the said property neither their relatives;
4. That the SELLERS obliged also to settle any dispute or misunderstanding
against their relative/s or/and to whom has desire to claim the said property;
5. That upon the satisfaction of all the terms and conditions, the Vendor shall
execute the Deed of Absolute Sale in favor of the Buyer;
6. That the Seller warrants that the property is free from liens but with
encumbrance and the buyer has a knowledge regarding the said encumbrance.
IN WITNESS WHEREOF, the parties have hereunto signed this Contract to Sell this
