GENERAL RULES
1. Common areas such as hall ways and drive ways shall be free from any obstruction.
2. The management reserves the right to refuse access to any persons in good faith judges to be
a threat to the safety, reputation, or property of the Building and/or its occupants.
3. Tenant shall not make or permit any noise or strong odor that annoy or interfere with other
tenants or persons having business within the Building.
4. Littering within the common area or within the immediate vicinity of leased premises is
strictly prohibited.
5. Tenant shall not alter any lock or install new or additional locks or bolt without the approval
of the management.
7. The management shall designate comfort rooms for the specific use of the tenants. The same
shall be kept clean at all times.
8. Tenant shall not deface the walls, partitions or other surfaces of the Premises or the Building.
9. Tenant shall not suffer or permit anything in or around the Premises that causes excessive
vibration or floor loading in any part of the Building.
10. Move in and out of any items shall be accompanied by a gate pass signed and approved by
the Administration office. No movement shall be allowed on if you have any outstanding
balance whether in rental or utilities.
11. Repair and employment of any service contractor inside the tenant s premises shall be with
prior written approval of the Management.
12. The building is a NO SMOKING AREA. Thus tenants and its occupants who were caught
violating such provision shall be penalized.
13. No employees of the building occupants shall be allowed to stay inside the building
especially after its operation much more allowing them to sleep. Violation of such provision you
shall suffer non operation of your business for a maximum of two (2) days

GENERAL RULES
14. Tenant shall comply with all safety and security policy, fire protection and evacuation
regulations established by the Management or any applicable governmental agency.
15. Tenant assumes all risks from theft or vandalism to the Premises and agrees to keep the
Premises locked as may be required.
16. Tapping of extension wires from the emergency light outlet is strictly prohibited. If and when
allowed by the management electrical charges shall be applied.
17. Robertson Plaza reserves the right to make such other reasonable rules and regulations as it
may from time to time deem necessary for the appropriate operation and safety of the Building
and its occupants. Management shall provide Tenant with copies of any new and/or modified
rules or regulations prior to the effective date thereof. Tenant agrees to abide by these and such
other rules and regulations.

COLLECTION OF PAYMENT
All payments for utilities, CUSA and rental shall be in the form of checks or bank deposit (no
cash payment policy)
Statement of account shall be released every (5) fifth of the month and be paid within five days
from receipt hereof. The same statement of account shall serve as the demand letter.
Non - payment of shall result in the disconnection of utilities. Disconnection will be in the first
hour of the 6th day.
Meralco style collection policy shall be applied
Reconnection is 500.00 payable in check.
DELIVERY OF ITEMS
1. Delivery of supplies and other materials needed by the building tenants shall be after mall
operations to avoid inconvenience to the building tenants. Delivery shall be coordinated to the
Administration Office in advance.
2. Delivery Permit shall be secured from the Administration Office prior to the delivery date.
3. Passenger elevator shall be not be used for the delivery of items. An amount of
Php1,000.00/per violation shall be imposed.
4. Ramp shall be used for the delivery of items for second floor and third floor building
occupants.
5. For security reason delivery personnel shall not loiter in any of the building premises during
the delivery and right after the delivery time.

SECURITY AND SAFETY
1. For the purpose of moving in, the Administration office shall issue Notification for Moving IN
to be carried by the tenant to be presented to the Security Personnel of the building.
2. Movement of any items to and from the building shall be covered by a gate pass. Issuance of
Gate Pass shall be subject to the clearance of your accountabilities such as rental and payment
of utilities.
3. The security shall have the right to inspect everything listed in the above mentioned gate pass
and deny than those not listed or inserted.
4.For the purpose of safety it is imperative to store at least two pcs 10lbs fire extinguishers or
depending on the requirement of the Bureau of Fire Protection.
5. Names of Employees with corresponding photographs and pertinent clearances from Police
and NBI shall be submitted the Administration and Security Office prior to the start of operation.
Replacement and termination of employees shall be likewise be coordinated.
6. Fire/and Earthquake Drill shall conducted in coordination with Bureau of Fire Protection at
least once a year to familiarize with the evacuation procedure.
7. No stocking up of any flammable or any fire hazard materials within the leased premises and
or its vicinity.
8. Electrical rooms shall be kept free nor convert the same into storage facility.
9. Installation of telecommunication shall be likewise coordinated as it requires access to the
electrical rooms or telephone terminal cabinet.
10. Only authorized technician from the Engineering Department shall be allowed to access to
any building utility rooms.
11. Unplug all electrical appliances especially when not in use and after mall operations.

PARKING SPACE RULES
1. Parking of Public Utility Vehicles (Jeep, Bus, Tricycle) is strictly prohibited.
2. Parking is on first come first serve basis. Reservation or any other special treatment is not
permitted
3. Users of the parking areas will obey all posted signs and park only in the areas designated for
vehicle parking.
4. Unless otherwise instructed, every person using the parking areas is required to park and lock
his own vehicle. Management will not be responsible for any damage to the vehicles, injury to
persons or loss of property, all of which risks are assumed by the party using the parking areas.
5. Maintenance/mechanical works of occupants vehicle is not allowed within the parking area
as it will obstruct other guest vehicles. Vehicle shall be towed at the owner’s expense.
6. Tenant shall be responsible for seeing that all its employees, agents and invitees comply with
the applicable parking rules, regulations, laws and agreements.
7. Vehicles parked for 48 hours, shall be declared an abandoned. Management had the right to
tow the vehicle at the owner’s expense and deposit the same to the nearest police station.
8. No OVERNIGHT PARKING of Cars. The mall is a private property.
9. The management reserves the right to modify these rules and/or adopt such other
reasonable and non-discriminatory rules and regulations as it may deem necessary for the
property operation of the parking are

REPAIRS AND MAINTENANCE
1.The building has its own maintenance crew and solely for the common areas only. However
occupants can request assistance from the Administration Office pertaining to repairs but it
entails service charges.
2. Building tenants engage in food business shall provide their own grease trap to avoid clogging
of the sewer line.
3. Clogged sewer line shall be the responsibility of the tenants.
4. Additional power source shall be for the approval of the engineering team and the
Administration office.
5. Octopus connection is strict prohibited
WASTE MANAGEMENT
1. Tenants are required to do their waste segregation. This is in accordance with Ecological
Waste Management Act of the Philippines.
2. Merchants are required to have at least two trash bins for segregation of recyclable and non
–recyclable .
3. Segregated garbage shall be placed in a transparent . This shall be kept inside the leased
premises until collected by our housekeeping personnel.
4. Unsegregated garbage shall not be collected more so will not be received in our material
recovery facility.
5. As much as possible garbage bins shall not be visible in public area. Foul emitting odor
garbage shall be covered inside the trash bins.
6. Garbage shall be accepted in our MRF only in the below mentioned time:
8:00AM – 10:00AM
1:00PM - 2:00PM
8:00PM- 10:00PM
7. If you miss the stated time, disposal shall on the next day. No garbage shall be deposited in
the fire exit.
