3) We thought of disposing of the said property to solve our financial problems
and decided to sell the said property and as you also required the same kind of
income, when you inquired with us, you proposed to buy the said property and
after exchanging views between you and us, you sold the said property.
Amount Rs. 12,00,000/- (literal amount Rs. Twelve Lakhs only) decided to
purchase permanently. Since the amount offered by you is fair and reasonable
to us than the current market price and is higher than other customers, I
decided to purchase the said income permanently and by accepting the
amount in the payment details, I have given you the direct and open
possession of the said income today and after going into the said income, I
have directly opened the area You have taken actual open and unrestricted
possession from us. There is no oral or written bid to repay the said proceeds.
4) The grantor has given assurance and representation that the income
described in clause no.1 above is completely risk free. Also it is not involved in
any dispute or has not entered into any written or oral agreement with
anyone. No one has any kind of debt, alimony burden or charge on the said
income. Reason: The said income is not a subject of dispute in any court and
the court deeds have not been seized or attached. Also, the said income has
not been acquired, required or reserved anywhere, and no such notice has
been given to the giver. Such undivided income is calculated by determining
the extent and area which is directly in your possession by right of ownership.
5) Also, while obtaining the said income, we have not created any tax, interest,
right, mortgage, gift, lease, lien, reward, alimony, etc. on the said income, nor
have we invested the said income in any heavy risk.
6) You will be the owner and custodian of the income described in Clause No. 1
above and no right, interest or right of any of our assignees or our heirs has
remained over the said income, nor have we held it as such. The said income
should be enjoyed or disposed of by these Chandra Divankars, sons and
grandsons, by inheritance as you see fit. No one will object to it on our behalf.
However, if anyone encroaches on your ownership or right of way, I will take
full responsibility for the same. It will not apply to you.
7) Above clause no. 1 On the income described in 1, you should register your
name in the owner's office or the government office on Saturday 7/12 and pay
all the following types of government and semi-government and all other
taxes. We do not have any arrears of past tax in respect of the said income. If
that amount is met, we will pay the entire tax amount with our own funds.
Also, if we and our heirs need the signature consent of us and our heirs in
relation to filing your name in the government office, we will give such consent
to you free of charge and we will not raise any objection or complaint about it.
8) We have given you all types of ownership units as owner, occupier, assignee
etc. under the Transfer of Property Act as described in Clause No. 1 above and
we have not reserved any right against you.
9) All expenses incurred in respect of the said purchase document ie stamp
fee, registration fee, postage cost, xerox cost, lawyer fee etc. All related
expenses are borne by you i.e. the Purchaser

This Deed of Purchase is written and recorded by us willingly and prudently to
the best of our knowledge and to the effect that the said Deed of Purchase is
and will remain binding on us and our heirs, we have this day executed the said
Deed of Purchase in the presence of the following witnesses.
