PERIOD OF LEASE : 1 Year


ANNUAL AVERAGE LEASE/RENT : Rs. 24,000/-
SECUIRTY : NIL
STAMP DUTY : Rs. 480/-
NON-JUDICIAL STAMP PAPERS : Rs. 500/-

E-Stamp Paper of Rs. 500/- (Rupees Five Hundred Only) has been Purchased from
Sampark Sector-18, Chandigarh vide Certificate No. IN-CH52544317067503W,
Dated: 07th October 2024.
This lease Deed is executed at Chandigarh on this _______ day of October 2024,
between: -
1. Sh. Ravi Kumar son of Sh. Gian Chand, resident of House No. 2835, Sector
37-C, Chandigarh (herein referred to as "The Lessor" which term shall, where
the context so admits, include his/her assignees, Executors, Successors,
Representatives and Administrators of the one part) of this Deed.
AND
2. Sh. Jaideep Sharma son of Sh. Vinod Kumar, resident of Dharamgarh Road,
Lalru Mandi, Lalru, SAS Nagar Mohali, Punjab (herein referred to as "The
Lessee" which term shall, where the context so admits, include her assignees,
Executors, Successors, Representatives and Administrators of the other part)
of the other part of this deed.
WHEREAS the Lessor named above is the owner of and in possession of
House No. 2835, Sector 37-C, U.T. Chandigarh.
AND WHEREAS the lessee has approached the Lessor for grant of lease of one
room in the above said property i.e. House No. 2835, Sector 37-C, U.T. Chandigarh
and the Lessor have agreed to lease out the said premises from his share to the
lessee on the following terms and conditions: -
NOW THIS DEED WITNESSETH AS UNDER: -
1. That the period of lease of the said premises has been fixed for one (1) Year
commencing with effect from 01-10-2024 to 30-09-2025 with 0% increase.
2. That the monthly lease rent of the said premises shall be as under: -
• 01-10-2024 to 30-09-2025 @ Rs. 2,000/- Per Month.

3. That the lessee will inform the Lessor Two (2) months in advance before the
expiry of one (1) year period. In case the lessee wants to vacate the premises
earlier, then he shall give a Two (2) months’ notice for the same. In case the
lessee vacates the premises without notice, lessee shall pay Two months’
rent to the Lessor in lieu thereof.
4. That the above stated lease period shall not be further extended except with
the mutual consent of the parties and in that event a fresh deal/lease
agreement shall be executed on the enhanced rate of rent. If there is no
mutual agreement, the lessee shall have to vacate the premises within one
month of expiry of the lease period, falling which he/she shall be liable to pay
special damages to the extent of three times of the rent, to the Lessor.
5. That the monthly rent shall be payable in advance through
cheque/cash/bank draft before the 7th of each British calendar month. If the
lessee fails to pay the lease rent for three (3) consecutive months, the Lessor
can get the lessee ejected from the premises.
6. That the Lessee will pay the electricity and water charges directly to the
department concerned on due dates and in respect of said leased premises
till the term of the deed.
7. That the said premise has been let out for the exclusive use as per building
bye-laws of Chandigarh Administration. In case the Lessee does anything
against the Municipal laws and bye-laws or any other law enforced by Central
Govt. Parliament as applicable to U.T., Chandigarh will be solely responsible
for making the payment of any type of penalty and additional fee imposed
by the Chandigarh Administration/Estate Office/ Municipal Corporation by
the authority established by law.
8. That the lessee shall not carry out any alteration or addition of any type in
the building structure without the prior written consent of the Lessor.
9. That all the major repairs to the building structure shall be carried out by the
Lessor at his own cost.
10.That the Lessee/Lessor shall strictly abide by the provisions of the Capital of
Punjab (Development & Regulation) Act, 1952 and the rules framed there
under from time to time.
11.That the lessee shall be responsible for all consequences and damages, if any,
for the misuse of the said premises.
12.That the Lessee would be entitled to fix Advertisement Boards at the
prescribed place as per building bye-laws of Chandigarh Administration in
proportionate ratio.
13.That the lessee shall use the said premises for Residential purposes only.
14.That all the expenses on stamps and registration of this deed have been
borne out by the Lessee

15.That the lessee undertakes that he will not sublet assign or otherwise part
with the possession of the said premises in part or full with or without
consideration.
16.That any dispute arising between the parties will subject to the jurisdiction
of Chandigarh Courts.
17.That the original copy of this deed will remain with the lessee and photocopy
by the lessor for their records and ready references.
18.That the Lessor shall bear the property tax, and GST tax or such taxes
imposed by Municipal Corporation/ Chandigarh Administration or such
designated Authority Paid by the Lessee.
In witness whereof both the parties have set their hands on this deed at
Chandigarh, on the day, month and year mentioned above in the presence of
following witnesses.
