3.0 Project Status/Accomplishment Report: Submit beforehand for


evaluation

2.1) OFFICIAL CONSTRUCTION DAY 1 AND PROJECT SCHEDULE.


A. Engr. Buen informed the group that MIIS and the general
contractor, Jethrock, have reached an agreement
confirming the projected completion date of the project as
June 5, 2025.
B. All trade contractors must adhere to this completion date,
regardless of the duration specified in their contract
agreements. They are required to submit their schedules
based on the agreed timeline. Engr. Buen stated that
during the technical meeting, trade contractors
committed to submitting their schedules by Monday,
January 26, 2025. Engr. Von noted that only Ellenaire had
not submitted their schedule via email. Engr. Raymart
committed to submitting the schedule today, as he has
already handed it in for review.
C. Mr. Raymond Abaquin instructed RANCC to submit the RANCC/JCC
final construction schedule, including the OSM, the
integrated schedules of other trades, and the projected
monthly cash flow. RANCC committed to submitting it
within the week.

4.0 OWNER /DEVELOPER ISSUES

4.1 Teacher Joy Abaquin informed the group that the


International School Consulate will inspect the school ALL
facilities between April 11 and April 21, 2026, to assess
eligibility for International School standard certification. The
project must be fully prepared and ready for inspection by
these dates. Noted by the body.

4.2 Arch. Erwin Manalang of MIIS mentioned that the building


will also require an interior fit-out from their team. He
requested a period of two (2) to three (3) months to
complete the fit-out. With the project scheduled for
completion by June 5, 2026, the following hand-over
timeline for each floor was agreed upon:

 Second Floor: March 5, 2026


 Third Floor: April 5, 2026
 Fourth Floor: May 5, 2026
 Ground Floor: June 5, 2026

4.3 MIIS Team instructed to also expedite a Pre-school class


room and play room located at the ground floor to serve
as a showroom for their potential clients. JCC has
committed that the said rooms will be included to the
second floor deadline.

4.4 Arch. Erwin Manalang directed RANCC and JCC to


organize the anticipation of Owner-supplied materials,
ensuring there is enough time to source and purchase
them before delivery and installation. He instructed RANCC
to provide the Owner with a tabulated list of the materials,
including the projected dates when they will be needed.
Arch. Manalang mentioned that RANCC team committed
to submit by Thursday.

4.5 Mr. Raymond Abaquin stated that they are now ready to
release the check for payment to MERALCO for the
temporary connection. It was noted that MIIS will advance
the total payment of ₱1,411,259.14. However, JCC will
reimburse MIIS ₱882,239.14, while the refundable amount of
₱529,020.00 will be returned to MIIS upon the termination of
the temporary service connection
5.0 DESIGN ISSUES:
4.1) Revision of Basement Area

A. Engr. Buen mentioned that the Basement area with


underground tanks headroom clearance was approved already RANCC/JCC
by GFP as per coordination with Arch Gel of RANCC Design team.

He further instructed all affected contractors, to submit deductive


cost for this revision.

4.2) Basketball court Designs and Construction.

A. As an advance notice to the contractors, Mr. Raymond Abaquin


mentioned that the design of the basketball court is currently in MIIS/RANCC
progress. Its completion will be aligned with the building's
completion. It was also noted on-site that the area is currently
occupied by Temfacil and the staging area.

6.0 GENERAL CONTRACTOR CONCERNS:


A. Engr. William corrected that Day 1 must be by December 12,
2025 to complete their contract on June 5, 2026.

B. Engr. William committed to delivering their mechanical RANCC


backhoe for excavation tonight, January 27, 2025. He asked
for the turn-over of the basement area, so they can start to
excavate.

C. Engr. William reported that the original location of Meralco


Temporary pole was rejected by APMC, due as per APMC it must
located to the property of the MIIS. He will follow up MERALCO for
the latest development and revised location of entrance pole.

7.0 CIVIL/STUCTURAL WORKS:


A. CEC CONCERNS
Engr. Buen reported that CEC submitted a letter regarding
the charges for equipment and manpower overstaying.
MIIS and RANCC will address the issue and provide a
response to CEC.
