Makongeni is one of the inner residential area, a prime land with only around 18000 people, roughly 3000 existing household. The ground coverage of the site is around 25%, with building
heights averaging 1.6 floors. This leads to the area being very under developed. The project is aimed at densifying Makongeni to about 16,000 households, above 60000 people.
All the sitting tenants must be accommodated. The commercial frontage on existing site must be accommodated to not affect commercial activities
Proposed Likoni Police Station and Fire Station Commercial Centre, accommodates the Makongeni social hall and community centre
put on the Existing police station site commercial frontage on existing site afront the Park.
Proposed Level 6 hospital, to serve Makongeni and
Environs. Level 6 also allows university study for
