CHAPTER ONE

1.0 INTRODUCTION

In Nigeria today, most of the rural areas lack basic facilities which includes motorable roads,
pipe bore water, electricity supply labour forces etc. much of this can be describe to the
neglected of rural area of the part of government charge with the provision of these basic needs
however, there have been much development in the urban area forgotten the rural area because of
the populations in the urban area and that of the rural area is less.

The rural area amenities policy adopt by various level of government and individual is an
attempt to improve the quality of rural amenities such as pipe bore water, electricity, healthcare
e.t.c.

The need to provide them has continue to be express in official programs of rural development
(Okafor 1998).

This leads us to the rural area which include the village

Rural areas/village is a geographical area that the local government authority headquarter is not
established (political point of view).

Rural area/village is also a geographical area that does not have a modern infrastructure such as
road, pipe-bore water, schools etc (infrastructural point of view)

In his report proposal of village design the following will be look into;

The boundary of the study village or settlement, size of the village adjourning communities, the
economy base, estimated labour, the design concept, evaluation of the design, alternative, land
use(land budget),phases e.t.c.

Also the suggestion on hoe the design can be implemented

OBJECTIVES

1. To ensures the development of the study area that support the live of the people

2. To ensures that all the propose infrastructures are provided and well sighted

3. To ensures the satisfaction of the rural life

4. To promote the transformational facilities in the study area

5. To provide new and diverse of leisure and recreational activities in order to promote health
and limelight utility.

1.1 DEMARCATED SETTLEMENT BOUNDARY

The study area or settlement IDOGO is demarcated by the following, the rail-line, theswamp, the
tarred road.

The result of the demarcation leads to the people of Idogo to settle in different part of the study
area ,the transportation infrastructure has given result to the demarcation of Idogo.

At the entrance of the study area at the right hand the demarcated area covers about 308,920 sqm
as the land area of the demarcated area which is 30.892 hectares.

(A) Which some facilities are sighted there, such facilities include the primary and secondary
schools and some religious centers.

(B) This is close to the Yewa river of the sudden area which the total land area of 307150sqm,
which is 30.715 hectares at the side we have the palace and the network mask for Idogo is
located at the same point of the area.

Another demarcated any is at the opposite side of the B which is C and covers about
327,7390sqm in hectares 32.739 hectares the last demarcated section of the lane is C demarcated
side which covers the total land mass of about 247,390sqm and 24.739 hectares ,this is cause to
the swampy areas of Idogo land or village .

The total land area of the study are is 1,19100sqm which is 119.10 hectares which is 42876 plots
in 1125sqm for each plot rural standard the space of 10 years as expected to be .

The population expected to have added to the existing population is 645 people and provision of
some certain amenities are being proposed so as to suit the stay of the population coming to the
study area of idogo the provided amenities will be discuss in the next chapter.

1.2 ECONOMY BASE/ESTIMATED FORCE

Economic Base

The economic base of the study area is mainly agriculture, but is not coming to existence or
reality as expected by the people in the village of Idogo due to some certain things in this case
some certain proposal has been put in place so that the people or population coming in will enjoy
their stay and the economic base can be increase fastly i.e growth will take place in the economy
system of the village Idogo.

With the help of all this provided facilities it will push in others interested investor in the
community of Idogo to come in to the village to invest and established some certain development
which will be of good use to the people of Idogo.

1.3 ESTIMATED LABOUR FORCE

The labour force of Idogo community has reduce, due to migration and other arising issue, will
be restored, because the job opportunity of Idogo will be much available for the purpose and the
availability of this will help push back on the labour force of Idogo that has travelled or move out
the village.

Out of the expected population increase in Idogo some certain percentage are expelled to work in
the proposed agricultural land.

1.4 PROJECTED/ESTIMATED FUTURE POPULATION

Population is the group of people living in a particular geographical area of the particular point in
time.

The present population of the study area is 3,340, which was later projected by using the
following application format or formulation.

Where I is equal to 100%

Where R is Population Growth rate

Where n is Numbers of years

Note: the growth rate of ogun state regional plan for year 2010 is been use is 2.5 growth rate.

Therfore

Given that Pt is ?, Po is 1792, I is 1, R is 3.10, n is 10 years

Having inputted the figures in the appropriate places the population projection would be 4,276.

Therefore the projected population for the study area is expected to be 4,276 in 10 years this is a
difference of 936 people.

CHAPTER TWO

2.0 VILLAGE DESIGN CONCEPT

There are various concepts of village designs and these various concept has its own
application in any design or planning. But in this particular proposal the infill concept is been
used, the infill concept helps individuals to live within the buildings in the environment which
can be done in various form.

In this proposal some of the proposed residential are put in some vacant spaces in the study area,
while some other proposed utilities or land uses were situated at the outskirt of the study area
where they will be no environmental pollution.

This convent used in the proposal has advantage of management which helps to manage the
available resources as the time of proposal of the utilities and this concept is used both
Alternatives which are Alternative A and Alternative B.

2.1 CHARACTERISTICS OF PROPOSED CONCEPT PLANS


The following strategy was adopted:
1. Allocation of village centre with provision of community facilities that are needed in
boosting the economic standard of the people.
2. Balancing development by providing as much agricultural land se with the aim of
encouraging people to engage in farming, as a result of solving the problem of unemployment.
3. To provide sufficient and efficient basic amenities that will sustain the projected
population of the year 2034.

2.1 ALTERNATIVE CONCEPT PLAN


This concept is aimed at providing the following:
1. To achieve a spatial land use pattern.
2. To provide a functioning agro based industry for the processing of farm products.
3. To improve the quality of life and provide a scenic environment.

Alternatives A

In this Alternative, details on how it is been design will be fully analyses. With the total land area
of 71.46 Hectares of land were used for the proposed alternative A. Dimension of various land
uses were been proposed in this Alternatives.

Residential

A total of 14.52 Hectares of land is been used as a proposed residential for the expected
population for the study area. Idogo village, which 65 housing units will be provided for the
expected 645 people for the next 10 years. the 65 housing units is equally represented 65 plots
which each plots having the total land area of 1452SqM which is 0.0275 Hectares for each plot.

Each of the plots which also have two (2) household with a population of 5 people for each
households. This simply tells that 10 people for a single plots,

Commercial

For the physical commercial landuse, total hectares of 0.04 was used as a proposed area in the
commercial centers. Addition of local makers happens to be the proposed facilities for the study
area.

The population expected to be at the market is 1000 people therefore the total hectares of for the
commercial is 0.04 Hectares for the propose Alternative A.

Public

It was only propose that the exciting public facilities should be renovated and also provide
avalaibility of health centre for the expected of 1500 people so that it can be conducive for the
people in the study area. The availability of existing public facilities include the church, mosque,
palace and the network mast. All these cover 0.07 Hectares of land out of the total land area.

Industrial Area

The local industries were proposed for the study area, each with a total land area of 8.78
Hectares respectively for the two local industries, therefore the proposed industries are expected
to accommodate 150 people for each.

Agricultural

Various area were allocated for agricultural facilities, so that the major economy activities can be
revived.

The total land hectares covered by revived so that the proposed agricultural land include 28.204
Hectares of the total land hectares of 48.05 hectares. Various agricultural facilities proposed
include farmland, these will increase the total food production and maximize the economic
growth of the study area. This is quite different to other Alternative with Alternative having a
land area percentage of 23.79%.

ALTERNATIVE B
RESIDENTIAL
A total of 20.39 Hectares of land is been used as a proposed residential for the expected
population for the study area, for the next 10 years.

COMMERCIAL
For the physical commercial land use, total hectares of 1.27 hectares were used as a proposed

area in the commercial centers. Addition of local market and some commercial use happens to be
the proposed facilities for the study area

PUBLIC
The public uses that were proposed in the study area includes, health centre, All these cover 1.30
hectares of land out of the total land area.

RECREATION
Recreational area of 1.12 hectares was proposed for leisure activities which includes relaxation
centre and civic centre.

INDUSTRY
The local industries were proposed for the study area which includes, water factory, light
workshop each with at least one or two plot of land and cassava processing, therefore the
proposed industries are expected to accommodate more than 100 people for each. The industrial
facilities cover 17.60 hectares of the total land area.

AGRICULTURE

50.10 hectares of land was used as a proposed agricultural activities for the village, the proposed
agriculture is for all farming activities for the people of Idogo.

CHAPTER THREE
3.0 LAND USE BUDGETTING
3.1 ALTERNATIVE A
This concept budget a total land area of 71.46 hectares of land for development for the next
10years. In which the residential land use budget is 14.52hectares, budget land for commercial
uses is 0.04 hectares, 8.78 hectares is been budgeted for industrial and agro based industry.
Agriculture land use is budgeted 48.05 hectares of land and the public uses was budget for
0.07 hectares of land.

3.2 ALTERNATIVE B
This concept budgeted a total land area of 90.66 hectares of land for development of the
settlement for the next 10years. The residential land use was budget for 20.39 hectares while
the commercial use is budgeted for 1.27 hectares for well commercial activities in the
settlement.1.30 hectares was budgeted for public land uses, while industrial was budgeted for
17.60 hectares. The agriculture land use is budget for 50.10hectares of land.

3.3 INFRASTRUCTURE
The existing infrastructure in the settlement include the clinic, primary school, railway line,
roads which much of it are not in good condition will be attend to so that the trader can easily
transport their goods. Infrastructure was proposed aside the road which will increase the
growth of their economic base. The clinic will be renovated so as to increase their standards.
The primary school of which in each of the primary one building is not in good condition will be
rebuilt in order to accommodate the students the local market was proposed so that the
neighboring village could come down to market their goods. The railway line is a huge project
which requires a huge amount of money can only been seen as a national project.

CHAPTER FOUR

4.0 PHASING

In this section, analysis of the proposal will be implemented and also give details of number of
years that will be required to achieve the implementation.

It will take 10 years to achieve all proposal for the Alternative. The proposals are divided into 3
phases with each phase one having four years and the other one having 2 years making a total of
10 years to achieve it completion.

Phase 1 of the proposal will be implemented within 2024 – 2029, while Phase 2 will take place
between 2029 – 2034.

4.1 MONITORING AND REVIEW

After the implementation it is advisable for the implemented design to be monitored and
reviewed often so as to know there is going to be any adjustment or not.

Also to be able to detect if there is any error during the time of implementation. Constant review
should be done so as to have a better project and job done.

4.2 ADMINISTRATION

The entire village will be administer by both the local government and the monarch of Idogo
kingdom. But for every decision to be taken will be decided by both the local government
authority and traditional rulers.

4.3 CONCLUSION

Putting all of the proposal in proper position will bring a functional and better environment to the
people in the community or the study area the benefit of the proposal will be seen as potent
investors and inhabitant will see the study area as an environmental friendly place to stay and
bring their companies respectively.
