1062, Area 3.010 Hect. P.H. No. 67 Village Dasai Tehsil Sardarpur District Dhar (M.P.). This fact
has come out from Khata khasra nakal from 2013-14 to 2018-19.
2. Later on Land Survey no. 1062/1, Area 1.222 Hect. P.H. No. 67 Village Dasai Tehsil Sardarpur
District Dhar (M.P.) belongs to Shri Radheshyam & Shri Ghanshya both S/o Shri Bhagirath. This
fact has come out from Khata khasra nakal from 2019-20 to 2020-21.
3. Later on Land Survey no. 1062/1, Area 1.222 Hect. P.H. No. 67 Village Dasai Tehsil Sardarpur
District Dhar (M.P.) belongs to Shri Radheshyam S/o Shri Bhagirath. This fact has come out
from Khata khasra nakal from 2021-22 to 2022-23.
4. Later on Land Survey no. 1062/1, Area 1.183 Hect. P.H. No. 67 Village Dasai Tehsil Sardarpur
District Dhar (M.P.) belongs to Shri Radheshyam S/o Shri Bhagirath. This fact has come out
from Khata khasra nakal year 2023-24.
5. That Shri Radheshyam Patidar S/o Shri Rameshwar Patidar sold away the said property
Agriculture Property, Situated at Survey No. 1062/1/1 area 0.0039 Hect. P.H. No. 67 Village Dasai
Tehsil Sardarpur District Dhar (M.P.) to Shri Narayan Patidar S/o Shri Indar by Sale deed vide
E- registration No. MP119002024A1983896 dated 02/08/2024.
6. Later on due to some typing mistake in area & wrongly mention 0.0039 hect.In previous
Sale deed vide E- registration No. MP119002024A1983896 dated 02/08/2024 an Amended
Sale deed vide E- registration No. MP6IGR17252025A100502313 dated 20/06/2025 executed
by Shri Radheshyam Patidar S/o Shri Rameshwar Patidar in favour of Shri Narayan
Patidar S/o Shri Indar & correct area as 0.039 hect.
7. NOTE- Legal is made on the record from 2013-14, before 2013-14 documents not provided
to me

kindly do the needful as per policy of company

In view of the foregoing, I certify that the title deeds intended to be deposited relating to the property offered as
security by way of equitable mortgage and the documents of title referred to above are perfect evidence of the
title and that if the said equitable mortgage is created in the manner required by law, it would satisfy the
requirements for creation of an equitable mortgage. I further certify that Shri Narayan Patidar S/o Shri Indar , is
owner of the said property Agriculture Property, Situated at Survey No. 1062/1/1 area 0.039 Hect. P.H. No. 67
Village Dasai Tehsil Sardarpur District Dhar (M.P.) by virtue of documents provided draft of sale deed. The
said property is clear having a valid & marketable title thereto.
PART-VII- TITLE SEARCH/N.E.C.:
The undersigned has verified the record of last 13 years of the above land from the SRO & Address
and found that there is no encumbrance/charge of lien on the above property registered with SRO &
Address, from the year 20xx to till date, vide Receipt No MPTRAS130920252001593, dated 13/09/2025
The mortgage if created will be available to HFFCIL for the liability of the intending borrower. The
mortgage should be created by borrower by way of deposit of the title deeds.
