HOW HOTELS COUNT

AND MEASURE

• CLODGING
• Laboratory Week 2
HOTEL OCCUPANCY

• Occupancy is a measure of supply and

demand; it gauges the hotel industry’s
economic health.
• Robust demand encourages construction while
falling demand seals the fate of old hotels.
HOTEL OCCUPANCY

• In computing for the occupancy rate

(percentage of occupancy), we look at two
things:
• The number of rooms available
• The number of rooms occupied (number of rooms
sold)
• Hoteliers count this figure every night.
PERCENTAGE OF OCCUPANCY

• OCCUPANCY RATE
SALES PER OCCUPIED ROOM

• While Occupancy measures quantity, Sales

per occupied room (Average Daily Rate
ADR) measures quality.
• The health of the industry is reflected in both
occupancy and price.
• Price, ADR, increases as occupancy increases.
• The more rooms sold – the greater the demand
– the higher the room rate.
SALES PER OCCUPIED ROOM

• Average Daily Rate

SALES PER AVAILABLE ROOM

• This one is used to measure hotel

performance.
• It is also the ability to fill rooms at an
average rate.
• Then usually an increase in REVPAR
indicates an improvement in the
occupancy rate.
SALES PER AVAILABLE ROOM

• REVPAR
PERCENTAGE OF DOUBLE
OCCUPANCY
• For the percentage of double occupancy, it forecasts food and beverage
revenue, identifies clean linen requirements, and analyzes the average daily
room rate.

Number of rooms sold to guests 600
Number of pesos received from guests for rooms Php 2,400,000

Number of guests 700

Compute for :

3. Sales per available room (RevPar) in Php
4. Percentage of double occupancy in %

Number of rooms sold to guests 274
Number of pesos received from guests for rooms Php 1, 987,000
