The National Building Code of the Philippines General Provisions Sec. 103 :  Scope and Application a.  the code shall apply to the design, location, siting, construction, alteration, repair, conversion, use, occupancy, maintenance, moving, demolition of and addition to public and private structures, except traditional dwellings. b.  Structures constructed before the approval of this code shall not be affected except when alterations, additions, conversions or repairs are to be made therein in which case this Code shall apply only to portions to be altered, added, converted or repaired.

The National Building Code of the Philippines General Provisions …  even when permit is issued, and plans are later found defective, B.O. can still stop construction or demand the correction on the construction itself. …  permit shall expire and become null and void if project is not started after one year from the time of issuance of the permit or if the work is suspended or abandoned at any time after it has commenced, for a period of 120 days. The National Building Code of the Philippines General Provisions Sec. 704 :  Location on Property -  No building shall be constructed unless it adjoins or has direct access to a public space, yard or street on at least one of its sides. -  projections beyond the exterior wall shall not exceed beyond a point 1/3 the distance from an assumed vertical plane. -  distance shall be measured at right angles (perpendicular) from the property line FIRE WALLS : -  When openings on exterior walls are required to be protected, the sum of the areas of such openings in any storey shall not exceed 50% of the total area of the wall.
The National Building Code of the Philippines General Provisions Sec. 707 :  Maximum Height of Buildings -  will depend on the character and/or occupancy and type of construction… -  Height shall be measured from the highest adjoining sidewalk or ground surface. -  towers, spires, and steeples, erected as part of a building but not used for habitation or storage, is limited only by structural design if done in non-combustible materials. -  6.00 Mtrs. for each occupancy type if done in combustible materials.
The National Building Code of the Philippines General Provisions Sec. 708 :  Maximum Requirements for Group A  Dwellings a.  Dwelling and Location -  structure shall occupy not more than 90% of a corner lot and 80% of an inside lot, subject to the provisions on Easements of Light and View_ 2Mtrs. from the property line. b.  Light and Ventilation -  minimum opening for habitable rooms should equal to 10% of the total floor area. c.  Stairs -  shall be at least 750 mm in clear width. Rise of 200 mm and run of 200 mm.
The National Building Code of the Philippines General Provisions Sec. 708 :  Maximum Requirements for Group A    Dwellings d.  Sanitation -  every dwelling shall be provided w/ at least one sanitary toilet and adequate washing and drainage facilities. e.  Entrance Exit -  there should be an independent entrance from an exit, free from any obstruction.

Mtr per person

Building Projections over Public Streets Sec. 1007 : Doors, Windows, and the like …  less than 2.40 Mtrs. above ground line shall not, when fully opened or upon opening, project behond the property line except for fire exit doors. =  300 mm …  horizontal clearance between awning and street curb line… …  vertical clearance between undermost edge and pavement or ground line... =  2.40 Mtrs.
The National Building Code of the Philippines General Provisions Sec. 1101 : General Requirements a.  No person shall use or occupy a street, alley or public sidewalk for the performance of work covered by a building permit… Building Projections over Public Streets No person shall perform any work on any building to a public way in general use for pedestrian travel, unless they are protected as specified… Any material or structure temporarily occupying public property, including fence, canopies and walkways, shall be adequately lighted, between sunset and sunrise. b.  c.
The National Building Code of the Philippines General Provisions Sec. 1102 : Storage in Public Property a.  Materials & equipment needed for work… w/ a permit, when placed or stored on public property shall not obstruct free and convenient approach to and use of any fire hydrant, fire or police alarm box, utility box, catch basin, or manhole and shall not interfere w/ any drainage of any street or alley gutter. Building Projections over Public Streets Sec. 1108 : Demolition …  pedestrian protective structures should be in place. b.  B.O. may require permittee to submit plans, specs, and complete schedule of demolition. When required, no work shall be done until such plans, specs and schedule are approved…

Doors: The provisions shall apply to every exit door serving an area having an occupant load of more than 10, or serving hazardous rooms or areas. Building Projections over Public Streets Swing: shall swing in the direction of the exit for occupant load of 50 or more. 1.  for more than 100 occupant load, no double action doors are allowed. double action door shall be provided with a view panel of not less than 1,300 Sq.Centimeters.
