RESIDENTIAL BUILDING CONSTRUCTION SPECIFICATIONS (OPTION-2)

CIVIL WORKS

 RCC frame Structure conforming to IS 456:2000.


 ISI Cement 53 Grade will be used in all RCC structure (ACC, UltraTech, Birla). Concrete
shall be mixed at site. Concrete grade of M20 shall be used for construction.
 All steel bars shall be Fe 500 yield strength (RIB BARS) will used as per the drawings of
the structural engineer.
 CM Red Mud/Clay Brick masonry, 9” for external walls and 4 ½“thick for internal walls in
CM 1:6 duly reinforced.
 Cement plastering two coats sponge finish in CM 1:6 and 1:3 respectively.
 10000 Liter underground sump in CRS Masonry with waterproofing on water side.

ELECTRICAL WORKS:

 Concealed electrical wiring in PVC conduits with metal boxes with 1/18 multi stand
copper wire (Finecab/Bullet make) for light points, and 3/20 for 15 amps power plugs
and 7/20 for A/C POINT in Bedroom & Living Area.
 Light Points, fan points, etc. will be provided as per electrical drawings.
 Modular switches will be provided of Maru/GM make.
 Distribution boards shall be provided in each unit with required number of MCB’s
(Legrand make). Client shall apply for individual electrical meter connection and the
responsibility of payments for expediting the sanctions, deposits etc., will be that of the
owner.

PAINTING WORK:

 All the interiors surfaces shall be painted with two coats of acrylic emulsion (Asian
paints) with Altek Luppam and a base coat of primer.
 Front elevation surfaces shall be finished with paint two coats with a base coat of
primer.

SANITARY WORKS & WATER SUPPLY:

 Ceramic tiles (of price INR 50/-) with joint width of 2mm filled with epoxy (Laticrete SP-
100) up to the height of 7 feet shall be provided.
 Attach Bathroom shall have 1 No’s Wall Hung Western WC (Hindware Indian Collection),
wash basin (Hindware Art Collection) with CP bottle trap.
 Wall Mixer with shower shall be provided of Jaquar make.
 Concealed tank for WC of Grohe make.
 DPC and waterproofing shall be done in applicable areas.
 Total Fitting (Sanitary + CP fitting) per bathroom shall be of INR40000/-.
FLOORING:
 Marble stone flooring/Tiles Flooring with 3” skirting (slabs of available sizes, color and
quality upon the discretion of the builder, Cost price of marble/tile used shall be INR
60/sft) in Living Area and Bedrooms, non-slippery ceramic tiles flooring in toilets.

WOODEN WORKS:

 All Door Frames shall be in Indian Teakwood,


 Main Door shall be in Teakwood.
 All doors except main door shall be mounded flush doors
 Bathroom door shall be Flush Door pasted with laminate.
 Windows shall be in UPVC with Safety grill.
 Main door shall be finished with melamine polish.

KITCHEN & WATER TANKS:

 All pipes & accessories shall be used in UPVC or CPVC.


 Polished Granite platform top in Pantry with double bowl stainless steel sink of reputed
make.
 CP mixer for kitchen sink and provision for geyser.
 10000 Liter tank on Terrace

ADDITIONAL AMENITIES:

 Building shall have TV cable, Telephone, Internet and Electrical concealed connection.

Note:

 If any changes are to be made in specifications as per owner’s requirement, the


difference of cost shall be borne by the client.
 The above estimate does not include cost of authority approvals, Municipality fines for
material disposal etc.
 Owner shall bear cost of pressure pumps (if required) for proper functioning of diverter
system in bathroom.
 Water for construction activities and curing shall be in owner’s scope.
 Watchman charges shall be borne by the owner.
