GENERAL SPECIFICATIONS

I. MASONRY

1.1 CONTRACTOR SHALL PROVIDE ALL NECESSARY LABOR MATERIALS ANDEQUIPMENT


TO LAY UP MASONRY AS SHOWN OR SPECIFIED IN THESE DOCUMENTS. ALL WORKS
SHALL BE LAID PLUMB, TRUE AND SQUARE WITHFILLED JOINTS. ALL WALLS IN THE
ENTIRE PART OF THE HOUSE SHALL BE OF CONCRETE PARTITION. NEW WATER TANK
MUST BE STRONG AND OF GOOD FOUNDATION.

1.2 MATERIALS FOR MORTAR

1.2.1 CEMENT FOR GENERAL CONCRETE WORK SHALL BE TYPE 1 PORTLAND


CEMENT CONFORMING TO ASTM C15 “SPECIFICATIONS FOR PORTLAND
CEMENT”. OTHER TYPES OF PORTLAND CEMENT MAY BE USED WHERE THEIR
SPECIAL PROPERTIES MAY BE NEEDED FOR RESISTANCE TO SULFATE ATTACK
OR FOR RAPID STRENGHT DEVELOPMENT.

1.2.2 FINE AGGREGATES SHALL BE NATURAL AND CONFORMING TO ASTM C33,


“SPECIFICATIONS FOR CONCRETE AGGREGATES”. SAND PARTICLES SHALL BE
COARSE, SHARP, AND CLEAN AND SHALL BE FREE FROM DUST, LOAM, DIRT,
VEGETABLE MATTER, OR ANY OTHER FOREIGN MATTER.

1.2.3 WATER USED FOR MIXING SHALL BE CLEAN, FREE FROM OIL, ACIDS, SALT AND
ALL DELETERIOUS SUBSSTANCES. BRACKISH WATER SHALLNOT BE ALLOWED.
WATER USED SHALL BE POTABLE.

II. GLAZING

2.1 THE CONTRACTOR SHALL FURNISH ALL MATERIALS, LABOR, EQUIPMENT, TOOLS
AND SERVICES NECESSARY TO COMPLETE ALL WORK HEREIN SPECIFIED AND
SHOWN IN DRAWINGS. ALL DIMENSIONS AND OPENINGS AS SHOWN ON DRAWINGS
MUST BE VERIFIED BY THE CONTRACTOR AT JOBSITE BEFORE FABRICATION OF
DOORS AND WINDOWS.

2.2 DOORS

2.2.1 ALL DOORS SHALL BE DONE IN ACCORDANCE WITH DETAILS FURNISHED


WITHTHE CONTRACT DOCUMENTS TO THE CONTRACTOR. DOORS SHALL HAVE
44mm (1-3/4”) FINISHEDTHICKNESS UNLESS OTHERWISE SPECIFIED OR SHOWN ON
DRAWINGS. AS SPECIFIED, ALL DORS MUST BE SOLID PANELS.

2.2.2 HARDWARE USE HARDWARE SPECIFIED HEREIN TO WOOD AND HOLLOW


METAL WORK. THE CONTRACTOR SHALL PROVIDE AND APPLY ALL
ROUGH HARDWARE REQUIRED FOR THE PROPER EXECUTION OF ALL
ROUGH AND FINISHED CARPENTRY AND MILLWORK. ROUGH
HARDWARE SHALL INCLUDE FASTENINGS FOR WOOD FINISH,
BOLTS FOR ROUGH BUCKS OR OTHER FRAMES AND OTHER
ANCHORS AS REQUIRED FOR ALL CARPENTRY WORKS.

III. FINISHES

3.1 PAINTING

3.1.1 GENERAL
3.1.1.1 THE ARCHITECT TO THE CONTRATOR SHALL
FURNISH COMPLETE COLOR SCHEME FOR THE EXTERIOR AND
INTERIOR PAINTING AND VARNISHING OF THE BUILDING. PAINT
COLOR SCHEMES AND VARNISH SAMPLES REQUIRED BY THESE
SPECIFICATIONS AND/OR THE ARCHITECT SHALL BE SUBMITTED
FOR APPROVAL AT THE CONTRACTOR’S EXPENSE. MOCK UP
ROOMS OR AREAS SHALL BE PAINTED WITH THE PROPOSED
COLOR SCHEME FOR THE APPROVAL OF THE ARCHITECT AND THE
OWNER, BEFORE THE REST OF THE BUILDING IS TO BE PAINTED.

3.1.1.2 THIS WORK INCLUDES EXTERIOR PAINTING, THROUGH OUT ALL OF


THE AREAS INCLUDED UNDER THIS CONTRACT. BRAND OF PAINT
SHALL BE AS SPECIFIED BY THE ARCHITECT. CONTRACTOR SHALL
IMPLEMENT THREE COATINGS OF PAINT AS PART OF THE RULES
AND STANDARDS. WINDOW SCREENS SHALL BE FURNISH NEW
PAINTED WITH CHOCOLATE BRWON AUTOMOTIVE PAINTS FOR THE
ENTIRE HOUSE AS PRESCRIBED BY THE CLIENT.

3.1.3 APPLICATION OF PAINT OR VARNISH

3.1.3.1ALL CONCRETE SHALL BE ALLOWED TO WEATHER FOR TWO MONTHS


BEFORE PAINTING. NO WORK SHALL BE DONE UNDER
CONDITIONS UNSUITABLE FOR PRODUCTION OF GOOD
RESULTS. NO PAINTING OR VARNICHING SHALL BE DONE IN
DAMP WEATHER.

4.1.3.2 ALL MATERIALS SHALL BE EVENLY APPLIED SO AS TO FORM A FILM OF


UNIFORM THICKNESS, FREE FROM SAGS, RUNS, CRAWLS OR OTHER
DEFECTS. PAINT SHALL BE THOROUGHLY STIRRED SO AS TO HAVE THE
PIGMENT EVENTLY IN SUSPENSION WHILE PAINT IS BEING APPLIED.

4.1.3.3 NO LESS THAN 24 HOURS SHALL LAPSEE BETWEEN APPLICATION OF


SUCCEEDING COATS.

4.1.3.4 BEFORE APPLYING SUCCEEDING COATS, PRIMERS AND UNDERCOATS


SHALL BE COMPLETE, INTEGRAL AND PERFORMING THE FUNCTION FOR
WHICH THEY ARE SPECIFIED. PROPERLY PREPARE, SAND AND TOUCH
UP ALL SCRATCHES, ABRASIONS, OR ANY OTHER DISFIGUREMENT AND
REMOVE ANY FOREIGN MATTER BEFORE PROCEEDING WITH THE
FOLLOWING COATS.

4.1.3.5 AFTER APPLICATION OF FINISH COAT CONTRACTOR SHALL INSPECT ALL


FINISHED SURFACES FOR ANY DEFECTS OR DEVIATION FROM
APPROVED PAINT OR VARNISH SAMPLES. ALL IMPERFECTIONS DUE TO
MATERIALS OR WORKMANSHIP APPEARING ON ANY SURFACE AFTER
THE APPLICATION OF PAINT OR VARNISH SHALL BE CORRECTED BY
CONTRACTOR AT NO COST TO THE OWNER DAMAGE TO PAINTED OR
VARNISHED AREAS DUE TO CARELESSNESS OR NEGLIGENCE OF OTHER
CRAFTS SHALL BE CORRECTED AT THE CONTRACTORS EXPENSE.

4.1.3.6 SURFACES WHICH CCA NOT BE SATISFACTORILY FINISHED ON THE


NUMBER ON THE NUMBER OF COATS SPECIFIED SHALL HAVE
ADDITIONAL COATS, OR SUCH PREPARATORY COATS AND SUBSEQUENT
COATS AS MAY BE REQUIRED TO PRODUCE SATISFACTORY FINISHED
WORK AT THE EXPENSE OF THE CONTRACTOR.

4.1.3.7 DO NOT APPLY FINAL COATE ON INTERIOR WORK UNTIL AFTER OTHER
TRADES ARE FINISHED WITH THEIR WORK IN ANY GIVEN AREA IN
NORMAL SEQUENCE AND ALL MATERIALS AND DEBRIS REMOVED. WITH
PREMISES LEFT IN SATISFACTORY BROOMCLEAN CONDITION.
3.1.4 PAINTING AND VARNISHING MATERIAL

3.1.4.1 PAINT AND ACCOMPANYING CHEMICALS SUCH AS LINSEED OIL,


AIRPENUNE, ETC., SHALL BE “BOYSEN” FROM “PACIFIC PAINTS.”, UNLESS
OTHERWISE SPECIFIED SHALL BE IN FACTORY SEALED CANS OF THE
HIGHEST QUALITY AND SHOULD BEAR IDENTIFYING LABELS OF
CONTAINERS. SHOULD THE CONTRACTOR DESIRE TO USE MATERIALS
OTHER THAN THOSE SPECIFIED, CONTRACTOR SHALL SEND A WRITTEN
REQUEST FOR APPROVAL OF ARCHITECT. ARCHITECT’S APPROVAL
SHALL BE IN ALL CASES BEING GIVEN IN WRITING. CONTRACTOR SHALL
STRICTLY FOLLOW MANUFACTURER’S PUBLISHED INSTRUCTIONS ON
STORAGE AND APPLICATION OF MATERIALS.

4.1.4.2 SURFACE CONDITIONER DO ALL CONCRETE SURFACES TO RECEIVE


PAINT SHALL BE “SINCLAIR #18 EPOPRIME CONCRETE SURFACE
CONDITIONER” (WHITE).

4.1.4.3 FLAT, GLOSS, TEXTURED PAINT AND OTHER MATERIALS SHALL BE


“BOYSEN” FROM “PACIFIC PAINTS” UNLESS OTHERWISE SPECIFIED. ALL
CEILINGS SHALL HAVE FLAT FINISH. ALL TEXTURED PAINT AND PLAIN
PAINTED WALLS SHALL HAVE SEMI-GLOSS FINISH.

4.1.4.4 ALL WOOD TO BE FINISHED SHALL COMPLY WITH INDICATION ON 6.1.3


OF SECTION VI CARPENTRY. WOOD SURFACES TO RECEIVE PAINT AND
WHICH NEED TO HAVE SURFACE IMPERFECTIONS PATCHED SHALL USE
“DAVIES WOOD PASTE FILLER”. ALLOW TO DRY AND SAND SMOOTH
BEFORE APPLICATION OF FINISH COATS.

IV. ELECTRICAL

6.1 GENERAL PROVISIONS. THE CONTRACTOR SHALL FURNISH ALL MATERIAL LABOR,
PLANT, TOOLS, EQUIPMENT AND OTHER SERVICES AND PERFORM ALL OPERATIONS
NECESSARY FOR THE COMPLETE INSTALLATION OF THE ELECTRICAL SYSTEM FOR
THE PROJECT IN ACCORDANCE WITH THE DRAWINGS AND SPECFICATIONS. ALL
LIGHTING FIXTURES IN THE HOUSE WILL BE FURNISHED NEW INCLUDING THE
LIGHTING HOUSE.
