B. OBJECTIVE

The main objective of this method statement is to demonstrate the procedure for equipment and
system testing; to provide sufficient information on the minimum requirements of applicable codes
and standards; to be able to perform and collate enough data for the acceptance and eventual
turnover of the Plumbing Systems to the client prior to system operation.

C. PRE-TESTING AND COMMISSIONING REQUIREMENT

Prior to start of testing and commissioning, ensure that Cold Water Line Piping System,
Sanitary/Storm Piping System, Raw Water Line System (if applicable) and Condensate Piping
System are complete and in operation. Also, ensure that all punch lists that may directly affect the
system were all completed, closed and duly inspected and approved by the owner’s
representative.

D. EQUIPMENT AND TEST INSTRUMENTS

E. METHOD STATEMENT

1. Cold Water System


1.1 Disinfections

1.1.1 Clean and disinfect potable and non-potable domestic water piping as follows:

a. Purge new piping and parts of existing piping that have been altered,
extended, or repaired before using.

b. Use purging and disinfecting procedures prescribed by authorities having


jurisdiction; if methods are not prescribed follow procedures described below:

o Flush piping system with clean, potable water until dirty water does not
appear at outlets.
o Fill and isolate system according to either of the following:

- Fill system or part thereof with water/chlorine solution with 50 ppm of


chlorine concentration. Isolate with valves and allow to stand for 24
hours. After which, a test should be conducted and the residual
chlorine should not be less than 25 ppm otherwise, the disinfection
process shall be repeated.

- Fill system or part thereof with water/chlorine solution with at least
200 ppm of chlorine concentration. Isolate and allow to stand for three
hours.
o Flush system with clean, potable water until the chlorine concentration in
the water coming from the system reach acceptable value after the
standing time.

o Submit water samples in sterile bottles to authorities having jurisdiction.

Repeat procedures if biological examination shows contamination.

1.1.2 Clean non-potable domestic water piping as follows:

a. Purge new piping and parts of existing piping that have been altered,
extended, or repaired before using.

b. Use purging procedures prescribed by authorities having jurisdiction or; if


methods are not prescribed, follow procedures described below:

o Flush piping system with clean, potable water until dirty water does not
appear at outlets.

o Submit water samples in sterile bottles to authorities having jurisdiction.

Repeat procedures if biological examination shows contamination.

1.1.3 Prepare and submit reports of purging and disinfecting activities.

1.1.4 Clean interior of domestic water piping system. Remove dirt and debris as work
progresses.

1.2 Flushing

1.2.1 Cold Water Line


Before any water is used the whole system must be emptied and thoroughly
flushed out with continuous potable water until the water is reasonably clean. All
valves shall be open and closed several times during flushing.

1.2.2 Plumbing Fixtures


Flushing will be simultaneously done during functional flow test of fixtures.

1.3 Equipment

1.3.1 Transfer Pumps

Transfer Pump operates in accordance with the level control setting of the sensors
of the Cistern and Elevated Water Tanks.

Pumps start when the low water level in the Elevated Water Tank is reached and
when the water level in the Cistern is below low water level setting; the pumps will
not start.

General Pre-Start Up

a. Check the pump controller for any loose bolts, nuts and electrical connections that
may have loosened during shipment/delivery.
b. Check mode and settings of timers for Wye-Delta Operation
c. Confirm mode and settings of Thermal Overload (TOL) relay. Adjust to 100% of Full
Load Ampere (FLA) for Direct On Line and 50% for Wye-Delta
d. Compare/check the wiring schematic diagram against field connection
e. Check piping connections from the tank to the pump.
f. Check height of water in the water tank if sufficient to avoid vortexing.

General Start Up Operation

a. Open discharge valves of the pump.


b. Place the circuit breaker in OFF position.
c. Check setting of liquid level switches at the Cistern Water Tank (Low Water Level)
and elevated water tank at Roof Deck. (High and Low Water Level). Indicate location
of liquid level switches with respect to the bottom of the tank.
d. Check Voltage
o Energize the incoming power feeder.
o Measure line voltage at L1, L2 and L3 at the top of the isolation switch. Check the
measured voltage against the data of the motor nameplate.
o Record data
e. Place the circuit breaker in the ON position.
f. Check Motor Rotation

Confirm direction of motor rotation as follows:

o Fill the cistern with clean water above low-level sensor setting.
o Set water level of the elevated water tank at low- level.
o Momentarily press the START button.
o Observe direction of motor rotation if it is clockwise or counterclockwise.
o If the rotation is in wrong direction the following shall be perform.

For Wye-Delta Controller – Check that the isolation switch/circuit breaker is in the OFF
position. Open the pump control panel and reverse any of the two corresponding
motor leads on the load side of both contractors MCR and MCD. For example, reverse
T1 and T2 on contactor MCR and T6/T12 and T4/T10 on contractor MCD; or T1 and T3
on contractor MCR and T4/T10 and T5/T11 on contractor MCD.

g. Place the clamp ammeter at L1.


h. Press the START button. While pump is running, check current at L1, L2 and L3.
Record data.
i. Also check and record the following:

o Flow rate, (GPM)


o Suction Pressure, (Psig, Kpa)
o Discharge Pressure, (Psig, Kpa)
o Motor Speed, (RPM)

j. Press STOP button switch


k. Setting of liquid level switch
l. Set Transfer Pump to Automatic operation:

o Set the switch to Auto mode. Pumps will start immediately since low-level switch
senses no water, and will stop once high water level is reached (for elevated
water tanks).
o For cistern tank, if the level switch senses no water in the tank, transfer pumps will
not run until the level of water reached above low-level setting.
o Pumps are now in automatic operation.

1.3.2 Booster Pumps

These pumps should be test run prior to system operation to include pump test
performance. Pump Cut-in and Cut-out pressure setting.

Simulate Duty Pump failure to start Standby Pump and vise versa.

Setting of pressure switch


a. Setting of HOA switch to Manual or Hand Mode.
b. Start either Lead pump or Lag pump by pressing START button.
c. Pressurize the tank up, to the required cut-off pressure (can be seen at the pressure
gauge). Then stop immediately by pressing STOP button switch once required
pressure is reached.
d. If the pressure switch doesn’t opened contact, reduce pressure setting till contactor
opened. Then, the cut-off and cut-in pressure is set. A differential pressure is between
cut-in and cut-off will be 20 Psi.

Setting of pressure relief valve


a. Set the HOA switch to Manual or Hand mode.
b. Start either Lead pump or Lag pump by pressing START button.
c. Increase the pressure to 10 Psi higher than the cut-off pressure.
d. Adjust the pilot valve until the pressure relief valve will open.
e. Relief valve is now set.

Set Booster Pumps to Automatic Operation


a. Set the HOA switch to Auto Mode.
b. Drain the pressure tank until cut-in pressure is reached which will automatically start
the Lead pump. Pump will stop once the cut-off pressure is reached.
c. Drain again the pressure tank until cut-in pressure is reached which will automatically
start the other pump. It will then stop once the cut-out pressure is reached. Pumps
now are automatically in alternate operation.

1.3.3 Pressure Reducing Valve ( PRV )

Proper setting of the out-going pressure and monitoring of the in coming pressure shall be
maintained so as not to hamper the system operation of the fixtures and accessories.

Checking and setting shall be in accordance with the required pressure by the Owner’s
Representative for the project.

o Close the main valve of the down feed.


o Close the valves before and after PRV.
o Open the valve before the PRV and record the incoming pressure registered at the
gauge provided.
o Observe the stability of the PRV for any vibration or unacceptable sound.
o If there is none, slowly adjust the pressure-setting bolt to the required pressure by
loosening the nut and then turn clockwise pressure. When attained the required
pressure tighten the nut in clockwise rotation to fix the fitting.

1.4 Functional Test


a. Plumbing Fixtures
This is to demonstrate if the installed plumbing fixture is properly functioning.

b. Equipment
Equipment installed shall be in accordance with the Specifications and Manufacturers
approved recommendation.

2. Sanitary, Vent and Storm Drainage

2.1 Sanitary and Waste Pipes

2.1.1 Flushing

The system should be adequately flushed and drained-off to ensure that all debris
that enters into the system will be removed prior to testing. Such work and
procedure shall be witnessed and approved by the client or owner’s
representatives.

2.1.2 Flow Test

This testing is simultaneously done with Plumbing Fixtures Functional Test. To


ensure that the whole lateral pipes connected from the Plumbing Fixtures will be
subjected to flow test. Open the drains and cleanouts, and then fill with continuous
running water to determine if the piping is free from clog.

For main sewer line, soil and vent stack ping-pong ball will be used for clogged
testing. Ping pong ball will be dropped in the farthest end of main sewer line and
at the topmost of soil or vent stack and wait the ping pong ball at the other end of
main sewer line or at the discharge point of the system. This is also to verify if the
horizontal piping system is properly sloped and clogged free.

2.1.3 Functional Test

a. Plumbing Fixtures and Other Equipment


Prior to system operation, all Plumbing Fixtures are subjected to functional
test (water closet, urinals, sinks, floor drain, shower drain, etc.) by operating
flush valves, opening the faucet and shower valves. This is to demonstrate if
the drains for plumbing fixtures is functioning or not and any of other special
equipment.

b. Oil/Grease Interceptor
To ensure that the equipment is in good functional working condition prior to
system operation, a flow test should be done by discharging water, mixed with
oil into the waste drain. And to obtain a passing result, wastewater should
continuously discharge to drain while the grease or oil is trapped and settles
on the surface of interceptor.

c. Sewage Ejector Pump


The pumps provided for the system is duplex unit and is designed to pump
wastewater from the Sewage Pit and to be discharged to the Sewer Manhole.

General Pre-Start Up
a. Check the pump controller for any loose bolts, nuts and electrical connections
that may have loosened during shipment/delivery.
b. Check mode and settings of timers for Wye-Delta Operation.
c. Confirm mode and settings of Thermal Overload (TOL) relay.
d. Compare/check the wiring schematic diagram against field connection.
e. Check piping connections from the tank to the pump.
f. Check height of water in the water tank.

General Start Up Operation


a. Open the valves at discharge lines of the pump.
b. Place the circuit breaker in OFF position.
c. Check setting of liquid level switches in the Sump Pit. Indicate location of
liquid level switches with respect to the bottom of the tank.
d. Check Voltage
o Energize the incoming power feeder.
o Measure line voltage at L1, L2 and L3 at the top of the isolation switch.
Check the measured voltage against the data of the motor nameplate.
o Record data
e. Place the circuit breaker in the ON position.
f. Place the clamp ammeter at L1.

g. Press the START button. While pump is running, check current at L1, L2 and
L3. Record data.
h. Also check and record the following:

o Flow rate (GPM)


The most practical test for the pump rated capacity shall be by “volume
displacement method over a period of time”.

To compute the pump capacity is equal to the volume of water displaced


divided by the time that the pump operates. Verify result if the pump
capacity is within the range of performance curve.

i. Press STOP button switch


j. Setting of liquid level switch
k. Set Sump Pump to Automatic operation:
o Set the controller to Auto mode. Pumps will start immediately once water
level is above low-level switch, and will stop once water level fall below low -
level switch.
o Pumps are now in automatic operation.

2.2 Vent

2.2.1 Flow Test


Same procedure and application as described on item B of Sanitary and Waste
Pipes

2.3 Storm Drainage System

2.3.1 Flushing
The same procedure and application as described in Soil, Waste and Vent Piping
System (item A of Sanitary and Waste Pipes).
