CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease executed and signed in Daet, Camarines Norte by and between the following parties, to
wit:

RONALDO DELA GANA CAMINAR, of legal age, single, Filipino citizens, a resident of 39 Vinzonz
Avenue, Vinzonz, Camarines Norte, hereinafter referred to as the LESSOR
and
WEBSTER PEREZ AGUIRRE, of legal age, single, Filipino citizen, and a resident of 47-P-4, Brgy 34-
Oro Site-Magallanes St. (POB), Legazpi City (Capital), Albay, 4500, hereinafter referred to as the LESSEE;

WITNESSETH:

WHEREAS, the LESSORS are the rightful owners of certain parcels of land situated in #39 Vinzons Ave.,
Barangay II, Vinzons, Camarines Norte, containing an area __________________________covered and embraced with
_________________________;

WHEREAS, the herein LESSEE desires to rent from the LESSOR the above-described parcels of land which
will be used as ________________ and the latter hereby agrees to lease the same unto the former;

TERMS AND CONDITIONS

1. TERMS OF THE LEASE: The term of this lease shall be TEN (10) year starting 26 th day of May 2024 to
starting 26th day of May 2034. Upon the termination, this lease may be renewed under such terms and
condition as may be mutually agreed upon by both parties and written notice of intention to renew the lease
shall be served to the LESSOR not later than TWO (2) MONTHS prior to the expiry date period herein
agreed upon.

2. RENTAL RATE: the monthly rental rate for the leased premises shall be in of THIRTEEN THOUSAND
(Php 13,000) PESOS shall be paid by the LESSEE in advance on or before end of each month;

3. That upon the execution of this contract, the LESSEE shall pay the LESSOR the FULL amount of
THIRTEEN THOUSAND (Php 13,000) PESOS as a one months advance deposit and one year deposit
ONE HUNDRED FIFTY THOUSAND (Ph156,000) Philippine Currency, as “security deposit” and
shall be reimbursed upon the termination of this contract;

4. That the LESSEE is entitled to the additional of TEN PERCENT (10%) for the of monthly rental after five
(5) years;

5. Security Deposit: to answer for any unpaid bills for light, water and other payables and damages left unpaid
upon surrender of the premises. Provided that if the leased premises is vacated before the expiration of this
contract, the entire deposit shall be forfeited in favor of the LESSOR otherwise, the same amount and/or any
balance whereof after payment of the unpaid bills or damages hereto provided shall be returned to the
LESSEE.

6. Bills for Light and Water and Other Utility Services: All bills for light, water and other utility services
placed, installed and/or used in the leased premises are all for the exclusive expense and account of the
LESSEE up to the date the premises is finally surrendered;

7. That the LESSOR assumes responsibilities for the construction and establishment of the said property prior
to its rental by the LESSEE. All cost associated including materials, labor, and related expenses, shall be
borne solely by the lessor;

8. Structure or improvements: Any structure or improvement in the leased premises subject of this lease shall
not be made without the prior consent of the LESSOR, notwithstanding, however, any and all improvements
or structures put up and/or premises or any part or portion thereof shall all become property of the LESSOR
who shall have no obligation to pay for the value of the same. When the building needs to reconstruct, the
contract will be cancelled even without the ONE (1) YEAR term;
9. WARRANTY. that the LESSOR warrants peaceful possessions and ownership of the subject property;

10. This CONTRACT OF LEASE shall be valid and binding between the parties, their successors-in-interest
and assigns.

ACKNOWLEDGMENT

BEFORE ME, this ________day of ______________ in the Municipality of Daet, Province of


Camarines Norte personally appeared RONALDO DELA GANA CAMINAR and WEBSTER PEREZ
AGUIRRE with their Identification Numbers appeared below their names, known to me to be the same person
who executed the foregoing instrument, and they acknowledge to me that the same are their free act and deed.
This instrument refers to a Contract of Lease, consisting of two (2) pages including this page on which the
acknowledgement is written had been signed by the Lessor, Lessee, and two instrument witnesses on each and
every page hereof.
IN WITNESS WHEREOF, I have hereunto set my hand and affixed my notarial seal, the day and place
above written.
