RENTAL AGREEMENT
THIS DEED OF RENTAL AGREEMENT entered into at Karambakkudi with effect from 29th Day
of December 2023 between
Mr. [Link] USHAIN S/o SYEED IBRAHIM residing at No 66A, Vaniya Street,
Karambakkudi, Pudukkottai, Tamilnadu – 622 302. Hereinafter referred to as the LANDLORD
which term shall wherever the context shall mean and include his heirs, legal representatives,
administrators, executors and assigns of the ONE PART,
AND
Mr. Mohamed Azarudeen S/O Mohamed Abdullah, aged about 36 years, proposed partner in
MERINA FASHIONS, a partnership firm proposed to be incorporation under The Partnership
Act, residing at 11B, Vannanchanthu, Karambakkudi, Pudukkottai, Tamilnadu-622302.
Hereinafter referred to as the TENANT which term shall wherever the context shall mean and
include her heirs, legal representatives, administrators, executors and assigns of the OTHER
PART
WHEREAS the LANDLORD is the sole and absolute owner of the schedule property more fully
described in the schedule hereto and hereinafter referred to as the schedule property.
WHEREAS the LANDLORD herein has offered to let out the schedule property on a monthly
tenancy for Commercial purpose and absorb the additional charges if any as appropriate
that includes EB charges. The parties hereto have thought fit to reduce the same in writing
as mentioned herein.
NOW THIS DEED OF RENTAL AGREEMENT WITNESSETH AS FOLLOWS:
1. That the landlord herein has offered to let out the schedule property on a monthly
tenancy and the tenant herein has agreed to take the same.
2. That this rental agreement is for a commercial purpose.
3. That the rental agreement is according to English Calendar month commencing from
29.12.2023 for a period of 11 months ending up with 28.11.2024.
4. That the tenant herein at the time of the execution of the document hereby confirm
that the tenant has paid an advance amount of Rs 5,000/- (Rupees Five thousand
only).
5. That the tenant hereby agrees and undertake to pay the sum of Rs.2,000/- (Rupees
TWO THOUSAND only) for the schedule property to landlord every month without any
default.
6. That the rent and other charges for the schedule property have to be paid by the
tenant to the landlord on or before 5 th of every succeeding English Calendar month
without any default.
7. That the tenant shall pay the electricity charges as per the meter reading without any
default directly to the TNEB.
8. That the tenant shall not sub let the schedule property to any third parties without the
written consent of the landlord.
9. That both the parties to this document are at liberty to re determine this agreement
by giving three months notice in writing on either side.
10. That if the tenant is desirous of continuing this agreement, shall intimate the same in
writing to the landlord two months in advance before the expiry of this agreement and
thereafter a fresh agreement shall be entered into.
11. The landlord hereby agrees that he has no objection in the tenant using the property
as registered office for the LLP to be incorporated as mentioned supra.
12. The Tenant may register with GST and any other authorities for the furtherance of
their business without hindering other occupants in the building
