LEASE DEED

THIS DEED OF LEASE is made and executed on the First day of December Two Thousand
Twenty-Five (01-12-2025) at Bangalore.
BETWEEN:
SMT. MADHURA YADAV,
Aged about 45 years,
Wife of Sri. Prakash Yadav
residing at No. 12, 5th Cross,
Malleswaram,
Bangalore 560 003,
Hereinafter referred to as the LESSOR of the One Part.
AND:
MR. ROHAN,
Aged about 30 years,
Son of Sri. Suresh
R/at. Premises No. L-19 on the 3rd Floor,
Shopping Street, B. K. Subbaiah Layout,
K. P. west, Bangalore -560 020,
Hereinafter referred to as the LESSEE of the OTHER PART.
(The expression LESSOR and LESSEE, wherever the context so permits shall mean and
include their respective legal representatives, heirs, executors, administrators and assigns 3.)
WHEREAS The Lessor is the absolute Owner of the House having one room with
attached bathroom and kitchen at Premises No. L-19 on the 3rd Floor, Shopping Street, B. K.
Subbaiah Layout, K. P. west; Bangalore -560 020 hereinafter referred to as the ‘SCHEDULE
PREMISES’.
WHEREAS The Lessor and Lessee had entered into a similar lease deed two years ago.
The Lessee is in possession of the Schedule Property ever since then. The previous period of
lease came to an end. The Lessor has approached the Lessee and expressed her intention to
continue the lease for another two years and has requested the Lessee to pay an additional
lease amount of Rs. 4,00,000/- in addition to the sum of Rs. 3,00,000/- paid by the Lessee
under the previous lease deed.
WHEREAS The Lessee has agreed to the said proposal and as such this deed is entered
into between the parties. Both the parties agree that all the terms and conditions which were
incorporated under the previous lease deed shall remain same, unaltered and binding on both
the parties except to the extent as stated supra.
NOW THIS DEED WITNESSES AS FOLLOWS:
1. The duration of lease is for two years from 01.12.2025 till 30.11.2027. The Lessee
has previously paid a sum of Rs. 3,00,000/- (Rupees Three Lakh Only) towards the
lease.
2. The Lessee has paid the additional sum of Rs. 4,00,000/- (Rupees Four Lakh Only)
vide Cheque No. 123456 dated 30.11.2025 on Canara Bank for which the Lessor has
acknowledged the receipt. That in all, the Lessor has received a total sum of Rs.
7,00,000/- (Rupees Seven Lakh Only) towards the lease amount, and the said Lease
amount shall not carry any interest15. The Lessor shall refund the said lease amount to
the Lessee at the time of vacating the schedule premises and the Lessee shall not pay
any rent during the period of this lease deed.

3. The Lessee shall not disturb the peaceful possession of the other occupants in the
building and not interrupt in their matters.

SCHEDULE PROPERTY
All that part and parcel of premises bearing NO. L-19, 3rd Floor, Shopping Street,
[Link] Layout, K. P. West, Bangalore-560020, comprising of one room with
attached bathroom, one kitchen and fitted with electricity and water connections18.
IN WITNESS WHEREOF
The parties to this deed herein have signed this deed of lease on the day, month and year first
above mentioned in the presence of the under-mentioned witnesses19.
