For finishes
which need to
face the outside
elements like
sun, rain and
wind, we need to
separate the
external finishes.
How to measure the
external finishes?
For the external
floor finishes we
need to determine
the areas. For the
house as ground
floor the areas are
apron and car
porch area.
How about 1st. Floor and
other upper floors?
1. When you have
balconies with no
external walls
surrounding, the
floor finishes are
considered as
external floor
finishes.
External wall finishes
To measure the
wall finishes we
need to look at the
4 elevations and
take note of all the
windows and doors
which need to be
deducted.
Mouldings
1. If the external
wall has a
decorative moulding
along the perimeter
of the wall we need
to measure it in m
under clause S.4.1.
2. Likewise the
painting to the
moulding need to be
measured
separately.
Sunken bends
1. If you have a
wall plastering with
sunken bends we
need to measure
the bend stating
the size of the
bends and measure
in m.
Painting to external
plastered surfaces.
Prepare and apply three coats of
‘Weathershield’ or other equal and
approved paint as described to
plastered wall and columns.
External ceiling finishes
1. Ceiling and
painting are
measured similar to
the internal ceiling
except that the
painting shall use
the ‘weather shield’
paint.
Check carefully the height of the ceiling.
Finishes to window hoods
1. Concrete hood s
are measured
under window but
the finishes like
plaster and paint
shall be under
external finishes.
RC window hood
Finishes to window hoods
1. Measurement
shall be to top,
sides and soffit of
hood.
2. That total up the
girth (a+b+c+d+e)
and multiply with
the length of the
hood.
Top of party wall
1. If we have a
terrace house
we need to
include
plastering and
painting for the
party wall as
well.
Limit of party wall
1. We need to be
careful in
measuring the
finishes to the party
wall as the wall is
shared between the
two houses.

1. Separate the finishes into four
areas:-
A. Internal wall finishes.
B. Internal Floor finishes.
C. Internal Ceiling finishes.
D. External finishes.

1. Do not simply combine all in one
element.
2. Identify clearly the limit of each
finishes.
3. If the screed for different tiles or
slabs for example ceramic tiles,
homogeneous tiles, granite slabs or
marble slabs are the same , combine
all the different areas in one
description with each area properly
identified.

4. Always measure the screed to the
tiles first.
5. Do not measure the tiles again as
the quantity for the screed and tiles
are the same, just take quantity from
the screed.
6. For skirting, please check the types
of skirting to be used, a room could not
have two different skirting material.

7. For wall finishes, first check
whether is there any opening which
needs deduction.
8. Check whether is there any floor
with skirting.
9. If there is opening, allow plastering
to the edges of opening.

10. For ceiling finishes, you need to
determine the area of the ceiling.
11. Find out is there any floor beams
across the rooms which needs
plastering.
12. Always check the ceiling height,
does it exceed 3.50m.

13. For external finishes, the sequence
is wall, floor and ceiling finishes.
14. To do this we need to measure all
the finishes as per the four elevations
of the building.
15. Again be careful with the limit of
the internal floor finishes and the
external floor finishes.
